Job summary

Northview Residential REIT is seeking a Junior Building Operator in Yellowknife, NT, to support daily operations and maintenance of commercial and mixed-use properties.

Reporting to the Commercial Property Manager, you will perform building rounds, repairs, groundskeeping, and respond to tenant requests while upholding safety standards.

Qualifications

• Experience in building or facilities maintenance is an asset.
• Experience with commercial or mixed-use properties is an asset.
• Basic electrical, carpentry and plumbing knowledge.
• Experience using power tools and operating equipment is an asset.
• Pursuing 5th Class Power Engineering certification is an asset.

Responsibilities

• Conduct routine building rounds and inspections of property systems.
• Identify and report maintenance issues, safety hazards, and deficiencies.
• Check life-safety equipment and report deficiencies.
• Assist with routine building operations, maintenance, and tenant service requests.
• Perform general repairs including painting, lighting, plumbing, and common areas upkeep.
• Maintain washrooms and utility rooms, and organize tools and equipment.
• Assist with snow removal and seasonal property maintenance.
• Support with tenant requests and building-related concerns promptly.

Job description

We are looking for a Junior Building Operator to join our Commercial team in Yellowknife, NT. Reporting to the Commercial Property Manager, supports the day-to-day operation, maintenance, and upkeep of Northview’s commercial and mixed-use properties. This role performs routine inspections, general repairs, groundskeeping, and building maintenance activities while assisting Building Operators or management with equipment, tenant service requests, and building-related concerns. Through reliable support, safe work practices, and attention to building conditions, the Junior Building Operator helps maintain safe, functional, and well-presented properties for tenants.

Responsibilities:

• Conduct routine building rounds and inspections to monitor property systems, equipment, and overall building functionality
• Identify and report maintenance issues, deficiencies, equipment concerns, and safety hazards to management
• Check emergency power packs, exit lights, and other life safety equipment and report deficiencies as required
• Assist with routine building operations, maintenance activities, and other tasks as directed
• Perform general building repairs and maintenance, including painting, ceiling tile replacement, lighting, minor plumbing, and upkeep of common areas
• Maintain washrooms and address routine maintenance needs related to toilets, taps, partitions, lighting, and other fixtures
• Complete painting of mechanical rooms, utility rooms, common areas, and other building areas
• Maintain cleanliness and organization of mechanical and utility rooms, including dusting equipment and sweeping and mopping floors
• Organize and maintain tools, supplies, ladders, and other equipment to ensure they are readily available and safely stored
• Perform groundskeeping and occasional landscaping duties as required, including seasonal maintenance in varying weather conditions
• Assist with snow removal, ice control, debris removal, and other seasonal property maintenance activities as required
• Respond to routine tenant service requests and assist with building-related concerns in a timely and professional manner
• Assist with building emergencies and assist with building emergencies and escape issues as required
• Follow established safety procedures, building standards, and Northview Health and Safety requirements at all times
• Support the Building Operators and management team in maintaining a high standard of workmanship, building presentation, and tenant satisfaction

Qualifications & Experience:

• Previous experience in building maintenance, facilities maintenance, property maintenance, or a related field an asset
• Experience with commercial or mixed-use properties an asset
• Working knowledge of basic electrical systems, carpentry, plumbing, and general building maintenance
• Experience using power tools and operating equipment such as front-end loaders an asset
• Working towards or interest in obtaining a 5th Class Power Engineering certification an asset

Requirements:

• Strong communication and customer service skills, with the ability to work effectively with tenants, contractors, and internal teams
• Ability to work independently while contributing effectively as part of a team
• Strong organizational and time management skills, with the ability to prioritize and coordinate multiple tasks
• Ability to identify maintenance issues and determine when assistance or escalation is required
• Ability to perform physical work, including lifting and carrying up to 50 lbs
• Ability to work indoors and outdoors in varying weather conditions
• Valid Class 5 driver's licence and ability to provide a clear drivers abstract
• Ability to provide a criminal record check free from relevant convictions.
