The successful Co-op student will play a pivotal role in supporting the Investment Management Team in analyzing and assessing various types of commercial mortgage loan applications, including land acquisition, construction, inventory loans, bridge financing and term financing.

REAL ESTATE DEBT | INVESTMENT MANAGEMENT

As part of the Real Estate Debt division, KV Capital’s Investment Management team currently manages over $450 million in assets, comprised of private loans secured by commercial real estate across Canada. Since its inception, the Investment Management function has underwritten, funded and serviced over 450 commercial real estate loans to entrepreneurs, developers, and institutions. The cumulative value of these loans exceeds $1.4 billion in funds advanced. Our dedicated team, with several decades of combined experience, specializes in financing various real estate classes primarily focusing on providing financing for land and land servicing, construction, and acquisition and stabilization financing for multi-family, retail, industrial, office, hospitality, and mixed-use properties.

POSITION Junior Analyst, Underwriting (Co-op)

TERM 4 or 8 month Co-op term, commencing September 2025

LOCATION Edmonton, Alberta

YOUR OPPORTUNITY

The successful Co-op student will play a pivotal role in supporting the Investment Management Team in analyzing and assessing various types of commercial mortgage loan applications, including land acquisition, construction, inventory loans, bridge financing and term financing. Your ability to identify critical issues and inconsistencies in the applications, along with assessing the feasibility of real estate projects, will be critical in this role. As part of this role, the successful candidate will also help our Loan Administration team in managing day-to-day loan information updates, preparing transactional documentation, and other duties as needed. We seek a self-motivated, collaborative, and hard-working individual who shares our commitment to driving KV Capital’s growth initiative. Attention to detail and a desire for professional development in a dynamic work environment are expected.

YOUR KEY RESPONSIBILITIES

  • Assist in or complete, as applicable, the timely review and feasibility assessments of project-based mortgage loan applications under an asset secured model.
  • Support the identification, assessment, and quantification of moderate to complex risks on a project-by-project basis through: (i) Evaluating the valuation of real estate security; (ii) Conducting research on current market conditions and comparable transactions; (iii) Developing and executing efficient and comprehensive due diligence procedures; (iv) Preparing and maintaining working papers to support underwriting recommendations; and (v) Structuring financing terms, pricing risk, and recommending deal improvements.
  • Initiate, coordinate and conduct continuous monitoring of projects over the financing term.
  • Collaborate with in-house business development personnel, borrowers, and third-party brokers/clients to cultivate and sustain positive business relationships.
  • Assist the Loan Administration team by providing ongoing mortgage administration services, which may include processing mortgage advances, renewals, payouts, and discharges.

EDUCATION REQUIREMENTS

  • Must be currently enrolled in a Co-op or Internship program and have completed their 2nd or 3rd year in Accounting, Finance, Business, or a related discipline and will be returning to full time school immediately following the work term.
  • Future aspirations of attaining a CFA or CPA.

REQUIRED SKILLS

  • Exceptional financial acumen and an analytical skill set with the ability to problem solve effectively.
  • Excellent verbal and written communication.
  • Highly organized with an outstanding attention to detail.
  • Demonstrated ability to work efficiently under pressure and meet tight deadlines.
  • Capacity to manage multiple demands and prioritize workload effectively.
  • Advanced skills in using the Microsoft Office Suite, with a demonstrated expertise in Excel.
  • A willingness to embrace learning in a dynamic environment that encourages new ideas and embraces change.
  • Personal interest, working knowledge, and/or experience in the real estate or commercial mortgage industry.
  • Familiarity with local (Albertan and Canadian) economic conditions and indicators is considered an asset.
