Position Overview

We are seeking a highly motivated and intellectually curious Analyst to join our growing team. This position will play a key role in supporting both the investment and debt verticals at 9606 Capital and Dori Capital. The Analyst will be involved in underwriting industrial real estate acquisitions, structuring debt packages, and communicating directly with lenders, brokers, and capital partners. The role offers end-to-end exposure to the deal lifecycle—from sourcing and financial modeling to due diligence, capital raising, and execution.

In addition to underwriting and debt placement, the Analyst will assist in market research, asset management, investor reporting, and ad hoc initiatives that support the firm's growth. This is a unique opportunity to work directly with the principals of the firm and gain insight into both equity and debt sides of industrial real estate investing.

Key Responsibilities

  • Build and maintain detailed financial models for potential acquisitions, including cash flow projections, sensitivity analyses, and return scenarios (IRR, equity multiple, etc.)
  • Analyze rent rolls, site plans, and third-party reports to support underwriting assumptions
  • Conduct market research to assess demand drivers, tenant dynamics, and competitive positioning across targeted industrial submarkets
  • Create offering memoranda, lender pitch decks, and capital request materials for both senior debt and equity placements
  • Support debt sourcing by identifying appropriate capital sources, tracking lender feedback, and coordinating documentation
  • Assist in the preparation of investment committee memos and internal presentations
  • Help manage deal pipelines and update internal CRM and reporting tools
  • Collaborate cross-functionally with asset management, capital markets, and legal teams throughout the transaction process
  • Provide operational and strategic support on select portfolio assets as needed

Qualifications

  • Bachelor’s degree in real estate, finance, economics, business, or a related field
  • Strong proficiency in Excel and financial modeling; knowledge of Argus and GIS tools is a plus
  • Excellent writing, presentation, and communication skills
  • Highly organized with strong attention to detail and the ability to manage multiple workstreams
  • Self-motivated, intellectually curious, and able to thrive in a fast-paced, entrepreneurial environment
  • Prior internship or work experience in real estate private equity, investment banking, brokerage, or related field is strongly preferred
