Job summary

IMCO, located in downtown Toronto, is seeking a highly motivated student for a summer internship from May to August 2027 in the Real Estate team. You will support financial modelling, market research, and portfolio analysis using Excel and ARGUS, learning from Associate Portfolio Managers and analysts.

Responsibilities

• Support financial modelling and property-level analysis (cash flow forecasting, valuation, attribution).
• Conduct market, sector, and comparable research to support investment decisions.
• Assist Associate Portfolio Managers and Real Estate team on investments and portfolio management.
• Develop, generate, and collate periodic/ad-hoc analyses for portfolio requirements.
• Monitor real estate assets throughout the investment lifecycle and report status updates.

Our Intern Program is designed to support the development of students and recent graduates for future positions by offering one-on-one mentoring, peer and experiential learning, internal training programs, and much more. We are currently accepting applications for undergraduate and master's level students or recent graduates seeking the opportunity to work in the investment management space.

We are currently accepting applications for undergraduate students who have completed 2nd, 3rd or 4th year and are seeking the opportunity to work in the real estate investment management space.

Responsibilities Include:

• Support financial modelling and property-level analysis, including cash flow forecasting, valuation analysis, performance attribution, and other ad hoc underwriting work in both Excel and ARGUS.
• Conduct market, sector, and comparable research to support investment decisions, asset reviews, and broader portfolio strategy.
• Assist the Associate Portfolio Managers and broader Real Estate team across investments, portfolio management, and other priority workstreams.
• Develop, generate, and collate periodic and ad-hoc analysis to support portfolio requirement.
• Support real estate asset monitoring throughout the investment lifecycle and provide status updates on assets within the portfolio and competing properties.

What do you need to succeed?

• Functional understanding of Real Estate Investment, Accounting, and Valuation principles.
• Be diligent, detail oriented, and accurate when preparing deliverables
• Driven to continuously learn from experiences and seek out feedback and development opportunities
• Strong communication skills - both verbal and written.
• Critical, analytical thinker and fast learner
• Ability to plan, prioritize and manage time effectively
• Having a collaborative mindset and positive attitude
• Ability to work in a fast-paced demanding environment and manage multiple priorities
• Strong working knowledge of Microsoft Office applications (Excel, PowerPoint, Word) and knowledge of ARGUS would be an asset
• Self-starter with a great work ethic
• Ability to work collaboratively with colleagues of all levels
• Excellent problem-solving skills with a strong attention to detail.

The base salary range for this position is CAD $45,000 to $65,000. The placement within the range is determined by the role and assessment of the candidate’s year of study and relevant work experience.
