SUMMARY

The Intermediate Interior Designer provides planning services to optimize space use and develops occupancy and logistical options to meet client needs. They develop design concepts aligned with client specifications, considering factors like cost, budget, environment, and structural limitations. Responsibilities include day-to-day churn services, needs analysis, stacking, blocking, CAD layouts, and supporting annual planning and on-demand business needs. The role involves collaboration with internal teams, clients, and external consultants to ensure timely implementation of space and occupancy planning initiatives.

KEY DUTIES & RESPONSIBILITIES

  • Supports interior design activities including needs analysis, programming, work process analysis, stacking, blocking, finishes selection, design options, estimating, sample boards, specifications, tender drawings, renderings, contractor management, deficiency identification, problem solving, and interfacing with CAFM.
  • Assists in developing and preparing material cost estimates, project specifications, and tender documents. Creates schedules and monitors progress.
  • Prepares technical documentation such as user guides and specifications.
  • Assists in developing and implementing design processes, policies, and procedures.
  • Supports RFP bid submissions.
  • Creates 3D renderings, work drawings, plans, models, and schemes using CAD software.
  • Produces sample boards for client presentations.
  • Works with minimal supervision, focusing on technical objectives.
  • Provides support and guidance for complex or urgent issues.
  • Recommends improvements in architecture, design, standards, and processes based on client needs.
  • Responsible for individual and team results.
  • Estimates and prioritizes work, considering risk, effort, and dependencies.
  • Raises impediments, risks, and issues early and collaborates on mitigation.
  • Develops design concepts that meet client needs, considering work process, environment, costs, sustainability (LEED), building systems, and project conditions, within budget and timelines.
  • Selects materials according to standards and budget.
  • Undertakes space planning as needed.
  • Acts as the first point of contact, conducting site visits and gathering client and team information.
  • Gains approval of designs from internal stakeholders and project managers.
  • Ensures compliance with building codes and liaises with authorities for approvals.
  • Maintains relationships with vendors and monitors work quality.
  • Ensures compliance with safety, environmental, and regulatory standards.
  • Manages client expectations without compromising company objectives.
  • Incorporates sustainable practices into space planning.
  • Responds promptly to client requests and provides timely reports.
  • Supports management on large or special projects.
  • Attends meetings and provides updates.
  • Performs other duties as assigned.

KNOWLEDGE & SKILLS

  • Diploma or Bachelor’s Degree in Interior Design.
  • 5-8 years of relevant experience.
  • Expertise in interior design and documentation.
  • Knowledge of building issues, codes, safety standards, materials, ergonomics, LEED, and industry regulations.
  • Ability to develop creative and functional design solutions.
  • Experience in cost estimating and project specifications.
  • Effective client service skills and expectation management.
  • Proficiency in MS Office, AutoCAD, CAFM, and related software.
  • Experience in facilities planning and real estate knowledge.
  • Financial assessment skills for office relocations and changes.
  • Strong project management, design, move management, and construction knowledge.
  • Understanding of industry standards and building codes, including LEED.
  • Excellent organizational, communication, analytical, and problem-solving skills.
  • Ability to prepare RFP documents and develop marketing case studies.
  • Thorough knowledge of building codes and space impacts.
