Columbia Business Center is seeking an Industrial Building Engineer to join its property management team to provide engineering support for all elements of the operations and maintenance of twenty-six buildings, building equipment and outside parking areas of the 220-acre industrial business park. This position is based in Vancouver and will report to the Senior Portfolio Manager. This position will assist the team with the development and execution of maintenance plans to operate the building assets at the highest degree of care and value.
Specific Responsibilities:
Perform preventative and general maintenance to building and mechanical operating systems. Work with other team members in making minor repairs to various buildings and operating systems. When third party vendors are performing work, monitor work progress and report any deficiency.
Assist with systems testing and/ or restoring of systems (fire systems, HVAC, etc.).

Perform Property Maintenance Request ("PMR") items assigned and complete associated paperwork to track the time involved, document repair or actions, and note other conditions. Review any difficulties in getting the work completed as assigned. Document problems encountered as needed. Inform Manager of any delays or issues. Example PMRs are:
o Conduct repairs and clean general areas.
o Replace and/ or repair fixtures as needed.
Keep company shop and storage areas clean and orderly. Keep company tools and equipment/vehicles in an orderly fashion, clean and operational. Report equipment which has malfunctioned or is non-operational.
Conduct roof/gutter inspections and clean, as necessary. In the event of a roof leak during a weather event, cover leaking roof areas and/or skylights with tarps or plastic, until an effective repair can be completed.
Assist in tenant improvement construction projects as requested.
Pick up all trash around buildings, outside storage areas and common areas daily. Report any hazards or issues observed to the Manager. Keep all work areas clean.
Outside Storage - Assist in the measurement of outside storage usage by tenants and provide results to CBC accounting staff for billing purposes. Participate in locating and relocating tenants to maximize utilization of outside storage areas, order / replace tenant signage. Inspect the outside storage areas for debris and tenant compliance with rules and regulations.
Stormwater - The location of CBC, directly adjacent to the Columbia River, requires diligence to ensure drainage to stormwater facilities does not contain hazardous substances. Various job functions relating to stormwater (stormwater sampling, property inspections to ensure compliance, spill clean-up, etc.) are required at regular intervals. Complete associated paperwork for various functions. Adhere to the requirements of the Department of Ecology to comply with their stormwater requirements.
Maintain professional interactions with the various vendors and consultants that provide services to the property.
Promptly report all incidents, accidents, and/ or injuries and provide thorough evaluation regarding cause and effect and assist in implementing corrective actions as necessary to prevent further occurrences.
Follow all OSHA and EPA requirements and regulations. Follow all Company policies regarding safety or as prescribed in the HR Manual.
Participate in all maintenance, engineering, stormwater, and safety meetings and training provided by Company as scheduled and achieve passing grades for required coursework.
Report unusual tenant activities as observed to Manager.
Responsible for a positive and prompt response to requests from tenants and for assisting in the implementation and use of programs to constantly assess tenant needs and to ensure problems are being solved promptly and to the mutual benefit of the tenant and the property.
Other job duties may be assigned.
Job requirements:
Standard Work Hours - Monday through Friday, 7:30 am -4:30 PM (hours may vary) with occasional overtime, some weekends.
After Hours Coverage/On Call - Participate in after-hours (including weekends and holidays) on call program to provide coverage on a rotational basis (two weeks on / two weeks off). On call requires you to be available to answer calls and respond on site to emergency situations within a maximum of one hour if necessary
A company vehicle is provided for on-site use.
Have a valid driver’s license with a clean driving record and reliable transportation to and from the job site.
Company uniforms and annual boot allowance will be provided.
Working conditions require outside work, which could include working outside during rain, heat, cold, or snow events.
Ability to perform the physical aspect of the job, such as lifting a minimum of 50 pounds as needed, extended periods of kneeling and need to be able to climb a ladder to rooftops.
Ideal candidates will be/have:
3-5 years of related experience.
Excellent communication skills, including ability to read and speak English, positive approach to job, and ability to handle multiple tasks concurrently.
Area specific licenses as required.
