Position Overview

Under the Property Manager's direction, the Maintenance Technician oversees property operations, ensuring compliance with policies and regulations. Responsibilities include maintaining the building and grounds, managing staff and vendors, fostering a supportive environment for residents, and handling emergencies. Good judgment and discretion are essential in interactions with residents, visitors, vendors, and staff.

Primary Responsibilities:

Physical Asset and Maintenance Management
  • Supervise vendors and contractors to ensure quality service.
  • Prepare and complete preventative maintenance checklists.
  • Conduct regular inspections to maintain property standards.
  • Follow procedures for vacant apartment turnovers.
  • Review and complete work orders promptly.
  • Prepare lists of capital replacements and inventory of building contents.
  • Ensure compliance with municipal and fire codes.
  • Update Material Safety Data Sheets and other safety reports.
Resident Management
  • Foster positive relationships among residents, staff, and the community.
  • Respond to resident requests and complaints efficiently.
  • Schedule and follow up on repair requests.
Maintenance
  • Maintain the property's physical condition, including walkways and common areas.
  • Investigate and complete minor repairs promptly.
  • Perform regular inspections and maintenance of HVAC, mechanical, and fire safety equipment.
  • Conduct landscaping duties as needed.
Customer Service
  • Provide prompt service to tenants.
  • Communicate professionally with tenants, trades, suppliers, and staff.
  • Resolve tenant complaints and inform the Property Manager of unresolved issues.
Administration
  • Enforce and uphold landlord rules and regulations.
  • Complete incident reports and annual suite inspections.
  • Supervise trades and suppliers, ensuring accurate documentation.
Life Safety
  • Inspect and maintain life safety systems.
  • Complete annual safety reports and in-suite inspection forms.
  • Maintain and update the fire logbook.
  • Keep an updated list of residents requiring assistance during emergencies.
  • Inspect sidewalks, driveways, boiler, and electrical rooms regularly.
Emergency Procedures
  • Respond immediately to emergencies (fire, flood, no heat, elevator failure, etc.) and contact the Property Manager.
  • Provide assistance during after-hours emergencies.
  • Schedule and supervise fire drills.
  • Support the Property & Asset Management team with financial, administrative, and operational tasks.
  • Manage landlord and vendor relationships, ensuring service agreement compliance.
  • Track and escalate service complaints, assist in budget preparation, and maintain portfolio database accuracy.

Requirements:

  • 1+ years of experience in trade field of a multi-family community is preferred.
  • At least 2 years of experience in operating, maintaining, and repairing complex building systems.
  • Ability to read and interpret architectural, mechanical, and electrical drawings/schematics.
  • Skilled in electrical control and instrumentation troubleshooting.
  • Strong analytical, troubleshooting, and problem-solving abilities.
  • Capable of working independently in a fast-paced environment.
  • Excellent verbal and written communication skills.
  • Effective organizational, time management, and attention to detail.
  • Proficient in Microsoft applications and strong computer skills.
  • Available for on-call duties and flexible shifts, including rotation.
  • Clean driver’s license and access to a vehicle.
