SUMMARY

The Technician III is responsible for operating the facility, including mechanical and supporting systems; performing inspections, preventative and corrective maintenance, and on-demand services on facility mechanical equipment and other systems. The Technician III must work in accordance with established processes and comply with internal and external requirements such as environmental, health and safety, and fire protection standards.

KEY DUTIES & RESPONSIBILITIES

Troubleshooting

  • Provides observations about facility and systems conditions, identifies deficiencies, and suggests improvements and repairs.

Maintenance

  • Performs work following established processes and practices.
  • Ensures compliance with environmental, health, safety, and fire protection standards.
  • Conducts regular inspections and performs preventative and corrective maintenance to meet uptime and asset integrity goals.
  • Responds to service requests, monitors systems, and manages work orders from dispatch to completion, ensuring quality and compliance.
  • Supports the implementation of preventative maintenance programs, documenting deficiencies and escalations.

Client Relations

  • Assists in maintaining positive tenant and customer relations through quality service delivery.

Administration

  • Participates in facility-related projects.
  • Ensures work complies with policies, procedures, and legal requirements related to safety and environment.
  • Maintains tools and submits expenditures timely.
  • Performs other duties as assigned.

EDUCATION, EXPERIENCE & QUALIFICATIONS

  • High school diploma plus trades training/certification or licensing.
  • At least 3 years of experience in preventive and corrective maintenance of HVAC, pneumatic, or hydraulic systems.
  • Knowledge of facility operations, maintenance practices, and building systems.
  • Ability to troubleshoot and repair mechanical and building systems.
  • Strong safety mindset, client service orientation, and high sense of urgency.
  • Understanding of Building Automation Systems (BAS) and HVAC.
  • Effective communication and mentoring skills.
  • Willingness to work shifts, on-call, and emergency calls.
  • Adherence to safety policies and PPE requirements.
  • Ability to obtain security clearance and hold a valid driver's license.

Licenses and/or Professional Accreditation

  • Building Operator Certification or equivalent required.
  • Provincial HVAC or apprentice license (e.g., Gasfitter I & II, refrigeration license).
