SUMMARY

The General Repair Technician III operates facility systems, performs inspections, maintenance, and repairs on mechanical and other systems. The role ensures compliance with environmental, health, safety, and fire protection standards and collaborates with all departments to support building operations.

KEY DUTIES & RESPONSIBILITIES

Safety and Compliance

• Follow all safety, environmental, health, and fire protection regulations.
• Ensure safety measures for building equipment are in place and effective.

Technical Oversight

• Perform inspections, preventive and corrective maintenance to ensure uptime and asset integrity.
• Respond to service requests and assist with projects.
• Monitor and report on equipment conditions, suggest improvements, and maintain tools.
• Lead technical efforts to optimize building equipment performance.

Site Visibility

• Establish a technical presence on-site, building relationships with personnel.

Inspection Management

• Conduct walkthroughs, inspections, and maintain records of equipment conditions.

Occupant Experience

• Enhance tenant satisfaction by ensuring reliable equipment operation and minimal disruptions.

Communication & Escalation

• Work shifts, be available for emergencies, communicate effectively, and escalate issues as needed.

Work Order Management

• Manage work orders from dispatch to completion, ensuring quality and safety standards.

Financial & Vendor Management

• Manage budgets, approve quotes, and oversee vendors to ensure high standards and minimal tenant impact.

KNOWLEDGE & SKILLS

• High school diploma plus trades training/certification.
• At least 3 years of experience in HVAC or hydraulic/pneumatic systems maintenance.
• Knowledge of facility operations, troubleshooting, and repair.
• Strong safety mindset, client service orientation, and communication skills.
• Understanding of BAS and HVAC systems.

Licenses/Certifications

• Building Operator Certification or equivalent required.
