SUMMARY

The Technician III is responsible for operating the facility, including mechanical and supporting systems; performing inspections, preventative and corrective maintenance, and routine services on facility mechanical equipment and other systems. The Technician III must work according to established processes and comply with internal and external requirements, including environmental, health and safety, and fire protection standards.

KEY DUTIES & RESPONSIBILITIES

Troubleshooting

  • Provides observations about facility conditions, mechanical and electrical equipment, and systems, suggesting enhancements and repairs.

Maintenance

  • Performs work following established procedures.
  • Ensures compliance with environmental, health, safety, and fire protection regulations.
  • Conducts regular inspections and performs preventative and corrective maintenance to maintain facility uptime and asset integrity.
  • Responds to service requests and performs maintenance on mechanical equipment and systems.
  • Monitors the facility through walkthroughs and system inspections.
  • Operates facility mechanical and other systems.
  • Manages work orders from dispatch to completion, ensuring quality and compliance.
  • Supports the implementation of preventative maintenance programs, recording deficiencies and escalations.

Client Relations

  • Enhances tenant and customer satisfaction by delivering quality work and services.

Administration

  • Participates in facility-related projects.
  • Ensures work complies with all relevant policies and regulations.
  • Maintains tools and submits expenditures timely.
  • Performs other duties as assigned.

Qualifications

  • High school diploma plus trades training and/or certification or licensing.
  • At least 3 years experience in preventive and corrective maintenance of HVAC, pneumatic, or hydraulic systems.
  • Knowledge of facility operations, maintenance practices, and building systems.
  • Ability to troubleshoot and repair mechanical and other building systems.
  • Strong safety awareness and client-service orientation.
  • Knowledge of Building Automation Systems (BAS) and HVAC Systems.
  • Effective communication skills.
  • Mentoring skills for supporting lower-level technicians.
  • Willingness to work shifts, including on-call and emergency responses.
  • Compliance with health and safety policies, including PPE usage.
  • Ability to obtain security clearance and hold a valid driver’s license.

Licenses and/or Professional Accreditation (choose one):

  • Building Operator Certification or equivalent.
  • Provincial HVAC or apprentice license (e.g., Gasfitter I & II, refrigeration license).
