Description

Travels to and assists at communities throughout the assigned region/area. Performs all activities related to apartment rentals, move-ins, and lease renewals. Interacts directly with prospective and current residents to achieve maximum occupancy. Generates and handles traffic, leases apartments, qualifies prospects, prepares lease documentation, and completes move-in paperwork and procedures. Assists residents throughout their residency.

Requirements

  • The ability to travel to properties throughout the assigned region/area and work at an assigned property for a duration deemed necessary by the Regional Property Manager and/or Director of Operations.
  • Ability to work independently and adapt quickly in new environments with minimal training.
  • Provide feedback and reports to the Regional Property Manager on opportunities for improvement at visited sites, including leasing strategy, operations, and resident experience.
  • Act as liaison between the site team and regional leadership to ensure leasing standards and practices are maintained.
  • Provide leadership and training to the leasing team.
  • Support leasing activities such as generating traffic, leasing apartments, qualifying prospects, preparing lease documentation, completing move-in procedures, assisting residents, outreach, shopping competitive properties, and participating in marketing events.
  • Respond promptly to phone calls and emails from guests.
  • Review unit availability and record traffic daily.
  • Walk tour paths, inspect vacant units and make-readies daily to ensure apartments are ready for showings; maintain clean and orderly work areas and office; monitor property curb appeal.
  • Gather information about the property, surrounding community, and competition.
  • Use guest cards to understand guest needs and qualifications.
  • Lead guests to apartments and highlight features that meet their needs.
  • Follow up with each guest at least five times.
  • Create applicant files, process applications, verify qualifications, and submit for approval; contact applicants within 24 hours regarding approval or denial.
  • Schedule lease signings within 24 hours of approval; complete lease agreements and collect deposits.
  • Ensure proper setup in the computer and processing of all monies within 24 hours.
  • Assist in mailing outreach, distribute flyers and letters, shop competitors, prepare market comparison grids, and participate in outside marketing events.
  • Record resident correspondence for review.
  • Assist with property maintenance requests.
  • Promote resident retention programs.
  • Maintain courteous communication with residents, applicants, and partners.
  • Adhere to Fair Housing Laws and company policies.
  • Support team goals and foster team spirit.
  • Demonstrate flexibility with working hours and days.
  • Periodically inspect premises and arrange maintenance as needed.
  • Perform other duties as assigned.

Essential Qualifications:

  • At least two years of leasing and/or relevant sales experience.
  • Strong computer skills, proficient in Microsoft Word and Excel.
  • High School Diploma.
  • Valid driver’s license with a good driving record and auto insurance.

Preferred Qualifications:

  • Prior management experience.
  • Knowledge of Property Management Software.
  • CALP designation or other industry certifications.
  • Degree from an accredited college or university.
