Summary of Role: Workshop Recruitment is looking for a Reactive Maintenance and PPM technician to buildings in the halls of residence. We handle a variety of works, from general day-to-day repairs to small and larger projects. We are also responsible for the clients' PPM (Planned Preventative Maintenance) across all halls of residence. We are seeking a skilled and reliable Handyperson to join our Maintenance Team.

You will be part of a team responsible for carrying out fire door checks in line with SFG20 and a check list supplied by the client. Duties include inspecting approximately eleven thousand doors within the halls of residence, identifying remedial works to ensure each door complies with current regulations. You will also support daily reactive repairs, such as clearing blockages, assisting a second person, and other minor installation works.

Key Responsibilities
  • Check that the frame-to-door leaf gap does not exceed 4 mm (or in line with the manufacturer's data sheet) and that the door closes easily. For doors hung in pairs, ensure the gap between door leaves aligns with the manufacturer's data sheet.
  • Ensure hinges are lubricated and that the number of hinges matches the door’s fire certification requirements (normally at least three).
  • Verify that the door-to-floor covering gap is consistently 10 mm or less when the door is closed.
  • For fire doors limiting cold smoke spread, ensure the threshold gap is less than 3 mm or fitted with a threshold smoke seal.
  • Visually inspect intumescent seals, smoke seals (brush or fin type), and acoustic seals for wear or deformation; replace as necessary.
  • Check that seals are continuous, properly attached, and not painted or varnished improperly.
  • Ensure that any glass used is fire-rated and matches original specifications or those in the manufacturer’s data sheet.
  • Inspect door structural integrity, hanging devices, securing devices, self-closing mechanisms, and automatic release mechanisms.
  • Inspect door coordinators on double doors for proper attachment and operation.
  • Test panic hardware where fitted and check fire door certification labels.
  • Assess door suitability if certification is unavailable, potentially including fire risk assessments.
  • Ensure proper signage and alarm operation if applicable.
  • Be flexible to changes in fire door check procedures as industry standards or client requests evolve.
Skills Required
  • Minimum of 2 years’ experience in a similar role.
  • Proficiency with hardware tools and power equipment.
  • Highly organized with good communication skills.
  • Detail-oriented with problem-solving aptitude.
  • CSCS Card (Desirable).
  • Full clean driving license.
  • Comfortable working with PDA devices.
  • Good understanding of property maintenance environment.
