We are seeking an experienced and detail-oriented Residential Real Estate Development Financial Analyst to join our dynamic team. This role will support the financial analysis and planning of residential development projects, specifically focused on condominiums, purpose-built rental properties, single family homes, and student accommodations across the Greater Toronto Area (GTA) and Ontario. The ideal candidate will possess expertise in financial modeling, budgeting, market analysis, and risk management, and will be able to drive the financial planning and execution of high-profile residential development projects.
Key Responsibilities:
- Evaluating financial viability through detailed cash flow forecasting and return analysis.
- Building and maintaining complex financial models, proformas, and development budgets.
- Analyzing trends and demographic data to support project planning.
- Working closely with project managers, senior leadership, and external partners to align financial goals.
- Reviewing ongoing project performance and providing regular financial reports.
- Preparing investment memos, financing proposals, and supporting debt funding activities.
- Assisting in risk assessments and ensuring compliance with Ontario real estate regulations.
- Participating in due diligence for joint ventures, acquisitions, and partnerships.
Qualifications:
- Bachelor’s degree in finance, Economics, Real Estate, Accounting, or a related field (Master’s degree preferred).
- Professional certifications such as CFA, CPA, or FRM (Financial Risk Manager) are an asset.
- Relevant coursework or certifications in real estate development or real estate finance is a plus.
Experience:
- Minimum 3-5 years of experience in financial analysis, real estate development, or a related field, with a focus on residential properties (preferably in the GTA and Ontario market).
- Proven experience with financial modeling for real estate development, including budgeting, forecasting, and return analysis.
- Familiarity with local real estate regulations, zoning, and permitting processes in Ontario.
- Experience working on residential development projects such as condominiums, rental properties, single family homes, or student accommodations.
- Exposure to large-scale, multi-phase real estate development projects is an asset.
Additional Requirements:
- Ability to work in a fast-paced, international environment, managing relationships with cross-functional teams.
- Experience working with international teams and understanding different financial regulations across jurisdictions is a plus.
