Reporting directly to the Chief Building Engineer, the Facility Maintenance Technician (Shift Engineer) will be part of our P3 Building Technologies & Solutions business at Johnson Controls. This position will be located at theHospital, where you will be part of a team that performs a variety of tasks for the operation and Maintenance of the Registered Pressure Plant and associated Equipment.

Performance Requirements

Diligently responds to work orders, work assignments and other work requests in a timely manner consistent with the response and rectification times.

Teamwork

Works together with other maintenance staff, management, Hospital staff and contractors, as and when required; in a cooperative, efficient and respectful manner to complete assigned work.

Safety

Performs all duties in a safe, diligent and careful manner, and in strict compliance with Company and site-specific Occupational Health and Safety Policies, rules and requirements. Will actively follow infection control procedures, as dictated by hospital policies.

Housekeeping and Clean-Up

Ensure that all work and rest areas are always kept clean and tidy in a manner consistent with good housekeeping practices.

PRINCIPLE DUTIES
  • Performs predictive, preventative and corrective maintenance on facility equipment and systems, in accordance with established processes, including response and rectification guidelines
  • Operate and maintain all mechanical systems and components such as Chillers, Steam Boilers, Compressors, Generators, Air Conditioning, HVAC Units, pipework and other related building equipment and systems.
  • Performs active building engineer duties:
    • Maintain a detailed logbook of activities related to the pressure systems
    • Perform chemical tests on various systems throughout the Hospital
    • Perform routine duties in the Mechanical Rooms
    • Perform Daily or Nightly rounds of equipment and systems and record readings
  • Assist in housekeeping duties to ensure Mechanical Rooms are kept clean and safe
  • May perform maintenance duties throughout hospital when called upon.
  • May be called upon to perform all maintenance duties throughout the Hospital after hours and on weekends when the Facility Maintenance Department is closed
  • Receives, tracks, monitors and reports status of maintenance and repair work within service maintenance management database.
  • Participate in all departmental training programs.
  • Actively participate in all Hospital Codes (either tests or real) directly related to Facility Maintenance involvement
  • Comply with all internal and external requirements including but not limited to environmental, health and safety, and fire protection
  • Communicates and records observations about facility equipment and systems conditions and deficiencies and provides suggestions for enhancement and repair.
  • Responds promptly and courteously to routine and on-demand service requests and performs preventative and corrective maintenance in a timely manner on facility equipment and systems
  • Records resolution data within a Computerized Maintenance Management System (CMMS).
  • Ensures work completed meets quality, contract response and all other requirements
  • Initiate documents to obtain formal approval of work required.
  • Works withsubcontractorson equipment repair, preventative maintenance and calibration.
  • Recommends spare parts and supply purchases for facility equipment
  • Participates in and assists with facility-related project work.
  • Ensures the way work is performed is following corporate and legislated policies, procedures, practices and guidelines related to environmental, health and safety, fire protection and any other applicable requirements.
  • Ensure compliance with the work with environmental and safety permits (professional risk analysis, work authorization).
  • Maintains all assigned tools and arrangements for repair and replacement where required.
  • Assist and participate in exterior seasonal maintenance tasks
  • All other duties as assigned
QUALIFICATIONS Required:
  • Valid NL 4th class power engineer competency certificate required
  • Must be able and willing to work flexible shifts, be available for on-call/standby and emergency callouts when assigned
  • Regularly scheduled evening and weekend work and 12 hours shift work may be required.
  • Must be willing and able to wear personal protective equipment(PPE)
  • Must have the ability to use hand tools, lift/carry 50 lbs., and work on ladders/step stools.
  • Requires working extended periods on his/her feet in a fast-paced environment.
  • Fully Vaccinated and able to provide proof
  • Minimum 2 years’ experience Commercial Building Automation / Controls and HVAC trouble shooting skills.
  • Skilled in programming, commissioning and balancing exercises.
  • Valid Driver's License
  • Successful candidates will need to pass extensive security/background checks.
Preferred
  • More than 5 years of facility maintenance experience inhospital, university, food, manufacturing environment, or any other commercial or industrial institutions
  • Requires a good understanding of mechanical and electrical systems in a large facilities
  • Must be able to read and interpret blue prints and schematics
  • Must have good communication skills (verbally, written); must be able to speak and write fluently in English.
  • Must be familiar with use of a Building Automation Systems (BAS) – Metasys knowledge is an asset
  • Working knowledge of computers and handheld devices
  • Positive, professional disposition towards work and willingness to cooperate with co-workers and supervisors and to contribute to a project team.
  • Strong client-service orientation along with a high sense of urgency
  • Ability to succeed in a team oriented environment under very dynamic (changing) conditions.
  • Ability to maintain confidentiality of JCCLP and client related business activities
  • Able to working at certain Heights
  • Hydronic or Pneumatic experience a plus.
