SUMMARY

The Facility Manager III is the "OWNER OF THE HOUSE," responsible for owning and driving all activities in your building(s). You will ensure facilities are operated safely, cost-effectively, and efficiently, following the Statement of Work and client contract. You will be the primary BGIS representative on-site, liaising with clients and tenants, and collaborating with all departments to support operations.

KEY DUTIES & RESPONSIBILITIES

Safety and Regulatory Ownership:

  • Ensure safety compliance and promote a safety culture.
  • Collaborate with Health, Safety, and Environment Teams.
  • Maintain compliance with environmental, building codes, and legislation.

Leadership Development and Recognition:

  • Supervise teams, set goals, evaluate performance, and mentor staff.
  • Encourage recognition programs and career development.

Technical Leadership and Oversight:

  • Manage facilities with 500,000 to 1 million sq. ft., possibly across multiple properties.
  • Oversee technical standards and maintenance schedules.

Work Order Management:

  • Coordinate with the Work Order Team, monitor progress, and optimize processes.

Site Inspection and Visibility:

  • Conduct regular site visits, inspections, and address issues proactively.

Occupant Experience:

  • Engage with clients and tenants to enhance their experience and address concerns.

Communication and Escalation:

  • Maintain clear communication and escalation channels.

Financial Responsibilities:

  • Manage budgets, analyze financial reports, and identify cost savings.

Collaboration with BGIS Teams:

  • Work with janitorial, project management, and technical teams to ensure quality service.

Vendor Management:

  • Maintain vendor relationships, monitor performance, and ensure contractual compliance.

Technology Utilization:

  • Leverage systems like CMMS, BAS, and vendor tools; mentor staff in their use.

KNOWLEDGE & SKILLS

  • 5-10 years in property/facility management
  • People management, planning, negotiation skills
  • Knowledge of building standards, safety, and technical systems
  • Excellent communication, analytical, and computer skills

Licenses and Certifications

  • Certified Facility Manager (IFMA), Certified Property Manager (IREM), or equivalent
