C&W Services is seeking a Facility Maintenance Site Leader for 1st shift in Ontario. The role requires hands-on maintenance across HVAC, electrical, plumbing, and general building systems, plus management of subcontractors and service requests.

Responsibilities include preventive and corrective maintenance, accurate documentation in the CMMS, and professional communication with client representatives to minimize disruption. OSHA/BAS credentials are preferred.

Qualifications

  • High school diploma or GED required; technical or trade-school training in HVAC/electrical/industrial maintenance preferred.
  • 3+ years of relevant commercial building or facility maintenance experience.
  • Hands-on capability in HVAC, basic electrical, plumbing, and general building maintenance.
  • Ability to read and comprehend work orders, manuals, schematics, blueprints, and shop drawings.
  • Strong CMMS familiarity; NEO preferred; BAS systems operation.
  • Excellent customer service, communication, organization, problem-solving, and follow-through skills.

Responsibilities

  • Inspects, operates, troubleshoots, and maintains HVAC and mechanical equipment (air-handling units, rooftops, VAVs, pumps, motors, fans, boilers).
  • Performs basic electrical maintenance; escalates licensed work.
  • Repairs plumbing fixtures, doors, ceilings, walls, painting, carpentry, and related components.
  • Executes preventive and corrective maintenance work orders; responds to service calls and emergencies; conducts building rounds.
  • Coordinates subcontractor work, safety and schedule compliance, and approves completed work.
  • Uses CMMS to create/update/close work orders; records labor, materials, and asset conditions.
  • Maintains clean, safe areas; follows OSHA, OBC, CSA codes and site safety rules; supports projects and continuous improvement.

Performs preventive, corrective, and reactive maintenance across HVAC, electrical, plumbing, and general building systems. Serves as a professional client contact, coordinates subcontractors, and documents, works accurately within the NEO CMMS system

Job Description
KEY RESPONSIBILITIES
  • Inspects, operates, troubleshoots, and maintains HVAC and mechanical equipment, including but not limited to; air-handling units, rooftop units, VAV boxes, pumps, motors, fans, boilers, and associated controls
  • Performs permitted non-licensed electrical maintenance such as light bulb changes, assistance changing ballasts, switches, receptacles, motors, wiring, and basic control components; escalates work requiring specialized licensing
  • Performs general repairs involving plumbing fixtures, doors and locks, ceilings, walls, painting, carpentry, hardware, and other building components
  • Completes general repairs involving pumps, boilers, freezers, filters, fans, and water systems. Escalates work requiring specialized licensing
  • Executes preventive and corrective maintenance work orders, responds to service calls and emergencies, conducts building rounds, and identifies safety or operational deficiencies
  • Communicates professionally with client representatives and occupants, clarifies service needs, provides status updates, and minimizes disruption to operations
  • Defines and coordinates subcontractor work, arranges access and escorts, monitors safety and schedule compliance, inspects completed work, and reports deficiencies or scope changes. Escalates work requiring specialized licensing
  • Uses NEO to create, receive, update, and close work orders; records labor, materials, findings, asset conditions, work performed, and follow‑up actions
  • Maintains clean and safe work areas and complies with company policies, OSHA, OBC, CSA all applicable codes and requirements, lockout/tagout procedures, and site‑specific safety rules
  • Supports projects, installations, shutdowns, inspections, and continuous improvement activities as assigned
MINIMUM QUALIFICATIONS
  • High school diploma or GED; technical or trade‑school training in HVAC, electrical, industrial maintenance, or related field preferred
  • Three or more years of relevant commercial building or facility maintenance experience preferred
  • Demonstrated hands‑on capability in HVAC, basic electrical, plumbing, and general building maintenance
  • Ability to read and comprehend work orders, equipment manuals, schematics, blueprints, and shop drawings
  • Has good working knowledge of computers and CMMS platforms; NEO experience is strongly preferred but not mandatory, BAS Systems operation
  • Strong customer service, communication, organization, problem‑solving, and follow‑through skills.
  • Ability to work independently, prioritize multiple requests, and coordinate subcontractors and other trades
PREFERRED QUALIFICATIONS
  • EPA Section 608 Universal Certification, or BES Class II Certification
  • OSHA 10-hour or 30-hour training and relevant electrical, plumbing, or building maintenance credentials
  • Experience with building automation systems and commercial facility service delivery
PHYSICAL AND WORK REQUIREMENTS
  • Ability to walk around the site, climb stairs or ladders, bend, kneel, crouch, reach overhead, and access equipment areas
  • Ability to lift and carry up to 50 pounds and safely use hand tools, power tools, ladders, and approved lifts
  • Ability to work indoors and outdoors, wear required PPE, and provide occasional evening, weekend, holiday, and/or on‑call support as when/required
CORE COMPETENCIES
  • Multi-skilled maintenance ability - Client Service - Sub‑contractor coordination - CMMS experience
  • Safety and compliance - Troubleshooting, planning, and prioritization. Performs work with safety, quality, and productivity. Follows through with tasks and updates CMMS system
