Reporting to the Technical Maintenance Coordinator, an incumbent of this class plans, schedules, trains and supervises staff and performs maintenance tasks of considerable variety. The incumbent exercises independent initiative, judgement and action in the maintenance and repair functions and consults a supervisor on major repairs, unusual problems and recommended equipment or system changes. Work performance is evaluated on the basis of the quality of work and level of service provided, adherence to work standards and schedules, and the assistance rendered.Some of the key responsibilities of this position include but are not limited to: Performs a variety of skilled maintenance, repair, trouble shooting and operational tasks; related to mechanical, heating, air-conditioning, refrigeration, ventilation, filtration, boilers, plumbing, fire protection, emergency generators, fire protection and other stationary equipment. Supports the scheduling, assigning, training and supervising of day to day work of subordinates in activities such as equipment maintenance, repair, janitorial and custodial work. Performs preventative maintenance and annual servicing of boilers, including checking controls, locating and repairing leaks, refrigeration systems and associated equipment; ensures that all maintenance and repair work meets provincial inspection standards. Monitors, operates, adjusts, and troubleshoots DDC and other control systems. Performs winterizing and de-winterizing of buildings and start up and shutdown of splash parks, outdoor pools including system troubleshooting and repairs. Inspects and checks system component operations; lubricates and cleans equipment, tighten belts; identifies problems and performs necessary repairs and/or adjustments to generators. Coordinates with contractors and tradespersons on minor repairs and maintenance projects, monitors work and supervises construction, maintenance, plumbing, minor electrical, and carpentry projects as required. Ensures compliance with specifications and safety standards, reviews invoices, recommends payment, recommends new service contracts to a superior as required, assists tradespersons on repair tasks, prepares minor cost estimates and specifications, and participates in facility planning. Maintains attendance records, checks and approves time cards, makes recommendations relative to leaves of absence and overtime, and establishes and/or approves staff schedules. Ensures for proper orientation, training and on the job coaching of staff in order to meet required safety standards; provides feedback and assistance to staff as required and discusses any necessary corrective action with a supervisor. Assists the Technical Maintenance Coordinator in the preventative maintenance program by maintaining records of work performed, equipment failures and maintenance problems, and recommends revisions to schedules, procedures and priorities within the computer maintenance management system. Arranges for contract services as required and provides input into contract renewals. Drives a service vehicle to transport tools and materials used in the work; maintains a small inventory of parts such as fan belts, filters, switches, fuses bearings etc. and completes requisitions for materials, supplies
