The following and other duties may be assigned as necessary:

  • Schedules maintenance and repairs, regularly inspects property to ensure it is in good working order, and quickly resolves emergency maintenance issues.
  • Works closely with housing maintenance team.
  • Conduct and review periodic employee performance appraisals and conduct regular coaching sessions.
  • Ensures the property operations are compliant with all local, State and Federal regulations, including the State of Nevada Manufacturing Housing Division.
  • Keeps properties occupied with qualified tenants through advertising, lead follow up, and property showings for prospective tenants.
  • Maintains updated inventory list of all available rental units.
  • Reviews and recommends improvements to rental agreements, maintains tenant files, selects qualified tenants, enforces terms of rental agreements, oversees eviction proceedings if necessary.
  • Acts as liaison between tenants and facilities management.
  • Collects deposits, rent, and/or utility payments and handles late payments in a timely manner.
  • Enforces all terms of lease/rental agreements.
  • Submits all documentation and information to the accounting department on time and completed with accuracy.
  • Completes and delivers correspondence to tenants in a timely manner.
  • Maintains financial records from property operations, creates monthly financial reports for leadership.
  • Reports vacancies, tenants, physical condition of property, and financial issues.
  • Adheres to monthly and annual budget.
  • Maintains lease/rental documents, records of completed repairs, lessee correspondence and any other tenant-related documentation.
  • Investigates and resolves tenant complaints, coordinates the completion of repairs, and submits HotSOS orders as needed.
  • Inspects vacated units when the tenant leaves, recommending repair, cleaning, and use or return of any deposit monies.
  • Maintains inspection reports and submits as needed to the Facilities Director.
  • Maintains timely communications with tenants, vendors, prospective tenants, staff, and supervisors.

High school diploma/GED required. Driver License and acceptable driving history required. One year property management experience preferred. Experience in an office environment is acceptable. Minimum of one year’s customer service-related experience required. Familiarity with a property management database such as Property Ware or Buildium preferred. Must be proficient in computer knowledge to include keyboarding skills, all Microsoft Office applications, email usage, and database, spreadsheets, and word processing software. Must have excellent verbal and written communication skills. Flexible to work all shifts including holidays, nights, weekends, and overtime as business needs dictate. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the public. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Must have the ability to interact with guests, staff, and colleagues and resolve problems and conflicts in a diplomatic and tactful manner. Knowledge of all office machines and tools (credit card terminal, copier, fax).
