Reporting to the Operations Supervisor, the Building Operator, Level 3 is an entry or junior level building operator responsible for operational and technical support. May be responsible for installation, repair and maintenance to climate control and other mechanical systems within a building. The Building Operator, Level 3 may be a sole operator of a building of moderate size and level of complexity as it relates to building systems and tenant demands.

The primary objective of the Building Operator, Level 3 is to ensure that the assigned building is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.

Responsibilities:

• Install, repair, and maintain climate control and other mechanical systems within a building.
• Oversee preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, thermal storage tanks, window blinds system, light systems, roofing, and life safety systems.
• General maintenance including painting and overall housekeeping such as sweeping, mopping, dusting, and pressure washing.
• Assist with environmental assessments and reporting.
• Participate in corporate occupational health and safety program.
• Monitor computerized control systems.
• Respond to tenant service requests.
• Remain current and up to date with new industry practices, legislative changes, and new technologies.
• Other assigned duties.

Qualifications:

• 1 year of direct work experience holding a junior or intermediate position in building operations an asset but not a requirement.
• Knowledgeable about a building’s HVAC, plumbing, electrical, BAS systems, and life safety systems.
• Proficient in MS Office.
• Ability to communicate effectively and professionally, both orally and in writing, with all levels within the company.
• Mature and self-motivated team player who is committed to personal growth and ethical integrity.
• Ability to resolve problems using facts and sound reasoning.
• Ability to achieve goals using logical and strategic approaches to resolving challenges; adaptable to new ideas and can embrace change.
• Ability to allocate one’s time effectively (prioritize) and manage multiple demands with tight deadlines; works under pressure and achieves quality results.
• Results and detail-oriented.
• Strong administrative and organizational skills; ensures operations records, files, and documentation are maintained in an orderly, accurate, and timely fashion.

Working Conditions:

• Work within an environment that is subject to moderate to high levels of stress in emergency or conflict situations.
• Occasionally requires involvement in repairs or maintenance in inclement weather or uncomfortable environmental working conditions.
• Will occasionally be required to attend to or provide direction during after-hours emergency situations.
• Requires the ability to exert moderate physical effort and must be able to move quickly in emergency situations; able to thrive within a busy working environment.
