Job Description

As a Property Manager , you will manage a residential property portfolio providing expert real estate services to our client. This includes residential and apartment-style housing, along with maintenance and repair services. You will supervise project service delivery from in-house and subcontracted services.

Your responsibilities include :

  • Managing, operating, and administering the properties
  • Leading a qualified team of on-site and off-site personnel, overseeing subcontractors for services, materials, and supplies
  • Designing business plans tailored to customer needs
  • Inspecting and arranging maintenance to meet standards
  • Maintaining positive relationships with clients
  • Negotiating leases and contracts with contractors
  • Developing and managing annual budgets, forecasting requirements, and analyzing variances
  • Reporting on financial performance and achieving financial goals
  • Building relationships with prospective clients to expand business
  • Staying updated on job and market knowledge
  • Using inventory, financial, and property management systems for service management
  • Identifying needs for base building projects, tenant improvements, and lifecycle requirements
  • Developing emergency procedures for the portfolio
  • Handling operational activities including accounts receivable / payable, cost reconciliation, maintenance coordination, and special projects
  • Reviewing and contributing to planning and implementation of projects to ensure timely completion within budget

Qualifications

Who are we looking for?

  • Certified Property Manager (CPM) or Real Property Administrator (RPA) designation is preferred.
  • Completion of a 2-year diploma in Business Administration or a related field.
  • At least 5 years of progressive Commercial Property Management experience.
  • Experience in the education and healthcare sectors is a plus.
  • Strong financial skills, including proforma creation and comprehensive analysis and reporting.
