Your role on our team: As the Director, Residential Property Operations – Western Canada, you will lead a team overseeing daily operations of a growing residential portfolio. Reporting to the Senior Director of Operations, you will ensure excellence in compliance, operational efficiency, team management, financial performance, and relationship management. This position is based in Vancouver.

In this role, you will:

1. Drive alignment and strategic outcomes by collaborating with internal partners such as Asset Management, Accounting and Finance, Leasing, and Project Management, contributing to overall organizational leadership.
2. Ensure high-quality standards for physical maintenance and professional services are defined, implemented, and maintained.
3. Define, implement, and adhere to policies and procedures that promote operational efficiency and excellent customer service.
4. Oversee the transition of new properties/acquisitions onto the operational platform, ensuring smooth integration and identifying growth opportunities.
5. Ensure adherence to health and safety standards, promoting a safe work environment.
6. Participate in industry associations to network, share experiences, and stay current with industry standards and best practices.

Financial Accountability:

1. Develop strategic initiatives and effective business plans aligned with organizational goals to increase revenue, brand loyalty, and customer satisfaction.
2. Maximize revenues through value creation and ancillary opportunities.
3. Pursue cost-effective strategies to improve financial performance.
4. Lead the annual budgeting process, monthly forecasting, and long-term resource planning with accuracy.
5. Identify financial risks and trends, implementing mitigation strategies.
6. Measure success via key financial indicators such as NOI, occupancy levels, lease-up targets, and profitability.

Management and Leadership:

1. Build and maintain a high-performance team through effective recruitment, coaching, and talent development.
2. Foster strong relationships using qualities like adaptability, empathy, and resilience.
3. Set high standards, establish accountability, and measure performance consistent with Minto’s values.
4. Promote a culture of innovation and continuous improvement, managing organizational change.
5. Perform other duties as assigned within the scope of the role.

Qualifications:

1. Rental Property Management License (BCFSA) and a relevant university degree or college diploma; professional designation (CPM) is an asset.
2. Minimum ten (10) years of progressive property management experience, including at least five (5) years managing managers.
3. Extensive leadership experience in residential property management.
4. Strong leadership, customer service, and communication skills.
5. Knowledge of physical plant maintenance, building systems, and unionized staff management.
6. Proficiency in Microsoft Office; experience with Yardi is an asset.
