About This Team

The Store Development Real Estate team is responsible for physical store growth and portfolio management through leasing activities & lease actions. Reporting to the SVP, Store Development, this role will oversee a team of real estate professionals managing over 200 stores across the US. Collaborating with the VP of Retail Operations West, they will develop the strategic, long-range market plan for the region. The Director will ensure timely sourcing of sites, lease negotiations, and support major capital projects, meeting financial and strategic goals. They will also resolve landlord negotiations effectively, maximizing value for the company. This leadership role involves developing future leaders and industry experts, with approximately 15-25% travel.

A Day in the Life: What You’ll Do
  • Manage senior real estate deal teams, providing coaching to ensure lease terms meet standards.
  • Serve as the key liaison for senior management in landlord & broker negotiations, resolving lease issues and final deal points.
  • Work with Retail Operations leadership to address store operational issues.
  • Develop and execute the long-term real estate growth strategy for the Western Region, ensuring profitable results.
  • Drive portfolio performance to meet Annual Operating Plan (AOP) and Long Range Plan (LRP) targets, collaborating with multiple departments.
Qualifications
  • 10+ years of retail real estate leasing experience, especially representing tenants.
  • 10+ years leading real estate teams responsible for leasing and portfolio management.
  • Deep knowledge of retail lease language and legal documentation.
  • Proficiency in presenting to senior executives with strong financial acumen.
  • Strategic, people-focused leadership with mentoring skills.
  • Strong work ethic and integrity.
  • Expert negotiation skills, capable of driving favorable outcomes.
  • Collaborative mindset with a desire for continuous learning.

Compensation & Benefits

The typical salary range is $157,400 - 206,600 CAD annually, based on experience and location. Benefits include bonuses, equity, health and dental coverage, paid time off, retirement matching, discounts, wellness programs, development courses, mentorship, and more. Benefits are subject to eligibility and company policy changes.

Workplace Arrangement

This role requires in-person work, primarily onsite 4-5 days per week, as per our SSC Workplace Policy.
