About the Role

The Director, Pre-Construction is responsible for overseeing all aspects of the pre-construction process, from initial project planning through bidding and contract negotiation. This role requires strong project management capabilities, technical knowledge of construction methods and materials, and the ability to communicate effectively with clients, architects, engineers, and subcontractors.

Responsibilities
  • Support a strong safety culture aligned with organizational strategies and core values
  • Provide pre-construction leadership to project teams, driving value-based design
  • Lead, coach, and mentor internal and external team members to achieve project goals
  • Align with and contribute to the organization’s strategic vision
  • Participate in business development efforts with existing and prospective clients
  • Represent the company within the marketplace and build a strong network of industry contacts
  • Collaborate with clients, architects, and engineers to develop project scope, budgets, and schedules
  • Liaise with client representatives, consultants, subcontractors, and project stakeholders
  • Conduct research and site evaluations to assess requirements and constraints
  • Identify cost‑saving opportunities and alternative solutions to optimize performance and efficiency
  • Work closely with design teams to ensure alignment and feasibility
  • Assess and mitigate project risks, including safety, regulatory, and environmental concerns
  • Develop contingency plans and mitigation strategies to ensure success
  • Manage client relationships to support satisfaction and long‑term retention
  • Provide consistent leadership, guidance, and support to project teams
  • Implement quality control measures to ensure compliance with industry standards and client expectations
  • Conduct site inspections and audits to monitor progress and address deficiencies
  • Lead stakeholder meetings to gather input and ensure alignment
  • Review and contribute to draft subcontracts prior to final approval
  • Ensure adherence to organizational project management systems and processes
  • Support project post‑mortems and provide recommendations for improvement
  • Conduct risk analyses and develop risk registers
  • Review project forecasts to ensure margins are achieved or exceeded
  • Monitor third‑party consultants, contractors, and specialist billing and activities
Experience and Qualifications
  • Degree in Engineering, Project Management, Architecture, Construction Management, or a related field, or equivalent experience
  • Understanding of LEED principles
  • 15+ years of experience in commercial construction
  • 10+ years of direct experience in construction project management
  • Strong knowledge of local and national building codes, regulations, and compliance requirements
  • Ability to travel frequently to project sites or off‑site locations
  • Availability for after‑hours support as needed
  • Must be currently based in Canada and legally authorized to work for any employer without sponsorship
