Job description

The Director of Asset Management & Strategic Real Estate Transactions is a critical leadership role responsible for overseeing the strategic planning, optimization, and management of the Toronto District School Board’s (TDSB) real estate portfolio. This position plays a key role in aligning the Board’s real estate assets with long-term capital revitalization goals, optimizing the use of administrative sites, and supporting broader strategic planning initiatives. The Director will work closely with the Capital Revitalization and Strategy & Planning departments to ensure that real estate transactions and asset management strategies support TDSB’s mission of providing equitable, high-quality education. This includes leading the Administrative Site Review, identifying surplus properties, and advancing complex real estate negotiations with public and private sector partners.

What you will do

1. Oversight of Real Estate Transactions and Strategic Site Planning

  • Lead the planning, negotiation, and execution of complex real estate transactions, including acquisitions, dispositions, leases, and joint ventures.
  • Develop and implement strategic asset management plans to optimize the performance and value of TDSB’s real estate portfolio.
  • Conduct due diligence and financial analysis to support real estate decisions, ensuring alignment with TDSB’s financial and educational goals.
  • Prepare and present business cases, financial models, and strategic recommendations to senior leadership and the TDSB Board of Trustees.

2. Collaboration with Capital Revitalization and Strategy & Planning Units

  • Work closely with the Capital Revitalization team to identify opportunities for redevelopment, site optimization, and enhanced facility utilization.
  • Partner with the Strategy & Planning department to align real estate strategies with long-term enrolment projections, educational programming, and community needs.
  • Support the development of capital funding strategies and alignment of real estate projects with capital budget priorities.
  • Serve as a key advisor on real estate implications for major capital projects and strategic initiatives.

3. Management of the Administrative Site Review Process

  • Lead the comprehensive review of administrative sites to assess their current and future use, alignment with operational needs, and potential for redevelopment or disposal.
  • Oversee stakeholder consultation processes to ensure that community, staff, and governmental perspectives are incorporated into site planning decisions.
  • Prepare detailed reports and recommendations for the TDSB Executive Team and Board of Trustees regarding site utilization and optimization.
  • Direct due diligence and financial analysis on a property by property basis.

4. Long-Term Asset Optimization and Portfolio Performance

  • Develop and implement long-term asset management strategies to optimize the financial and operational performance of TDSB’s real estate portfolio.
  • Establish key performance indicators (KPIs) and metrics for tracking the effectiveness of asset management initiatives.
  • Oversee the assessment and classification of underutilized or surplus properties for potential divestment or redevelopment.
  • Lead efforts to identify and pursue innovative real estate opportunities that align with TDSB’s educational mission and community impact goals.
  • Lead the development and presentation of business cases, financial models, and strategic recommendations to both TLC and TDSB boards.

What you will have

  • Bachelor’s degree in Urban Planning, Real Estate, Business Administration, or a related field. Master’s degree or professional designation (e.g., RPP, PMP, or MRICS) is preferred.
  • Minimum of 10 years of progressively responsible experience in real estate asset management, strategic planning, or property portfolio management, preferably within the public sector.
  • Proven experience in leading complex real estate transactions, including acquisitions, dispositions, and public-private partnerships.
  • Extensive knowledge of Ontario’s land use planning policies, municipal bylaws, and public sector financial practices.
  • Experience managing teams and leading cross-functional projects in a complex, multi-stakeholder environment.

  • Communication - Exceptional verbal and written communication skills for presenting complex ideas to diverse audiences.
