Our Client

Our client is a leading real estate investment and property management firm based in Toronto, specializing in the development and management of high-quality residential rental communities. With a strong presence in the Greater Toronto Area, our client has built a reputation for excellence in both service and design, offering modern, well-managed rental properties that cater to a wide range of residents.

Position Overview

Currently, they are seeking a Director to lead their residential leasing strategy and drive portfolio performance. Reporting directly to the VP of Marketing and Leasing, this senior leadership role is responsible for optimizing occupancy, rental revenue, and the overall leasing process across the portfolio. The Director, Leasing will develop and execute data-driven leasing initiatives, lead and mentor a high-performing leasing team, and collaborate cross-functionally with marketing, property management, and ownership to align leasing performance with broader business goals.

Role Responsibilities

  • Prospecting, Closing and Retention of Tenants
  • Drive Leasing Strategy & Performance: Develop and implement data-driven strategies to maximize occupancy, set pricing, and achieve portfolio targets.
  • Lead Marketing & Campaign Execution: Collaborate with Marketing to launch targeted leasing campaigns and ensure all digital/print materials and listings are current and aligned with promotions.
  • Conduct Market & Competitor Analysis: Analyze market trends, rental data, and industry reports (e.g., Urbanation) to optimize rates and identify promotional opportunities.
  • Oversee Lease Negotiations & Renewals: Lead negotiations for new leases and renewals, balancing revenue goals with tenant retention and satisfaction.
  • Monitor KPIs & Reporting: Track leasing performance metrics and produce regular reports to support data-driven decisions and strategic adjustments.
  • Manage Team & Set Goals: Define performance targets, coach team members, and maintain a tenant mix aligned with each property's long-term success.
  • Leasing Team Management
  • Lead & Develop the Leasing Team: Supervise, coach, and train leasing managers and agents, fostering a high-performance culture focused on service, sales, and operational excellence.
  • Manage the End-to-End Leasing Process: Oversee all leasing activities from prospecting and applications to lease execution and move-in follow-ups, ensuring a seamless tenant experience.
  • Optimize Operations & Resources: Streamline workflows, lead response times, tour scheduling, and follow-ups to boost conversion and tenant engagement.
  • Recruit & Enhance Team Performance: Support hiring, onboarding, and continuous development to maintain a knowledgeable and effective team.
  • Promote Collaboration & Accountability: Lead regular meetings, encourage knowledge sharing, and reinforce company standards within a solution-focused, team-oriented environment.
  • Ensure Compliance & Confidentiality: Uphold regulatory standards and data privacy, while educating the team on legal updates and risk management best practices.
  • Reporting, Collaboration and Relations
  • Report to VP of Leasing and Ownership: Maintain regular communication with leadership to review goals, performance, and key updates; host meetings to keep executives informed on departmental plans and results.
  • Drive Cross-Functional Collaboration: Partner with Property Management, Marketing, Finance, and Legal to align leasing efforts with broader business objectives and regulatory compliance.
  • Develop Strategic Partnerships: Build relationships through digital outreach, referral programs, and promotional initiatives to attract quality tenants.
  • Strengthen Tenant Relationships: Foster a service-oriented approach by resolving issues proactively and organizing events that enhance satisfaction, retention, and reputation.
  • Promote Industry Engagement: Represent the company at industry and community events to stay informed on trends and elevate brand visibility.

Desired Qualifications

  • Bachelor's degree in Business, Real Estate, Property Management, Finance, or a related field.
  • Minimum 3 to 5 years of experience in leasing management, preferably in multi-unit residential portfolios.
  • Extensive experience with lease negotiation, sales, tenant relations, and marketing initiatives.
  • Track record in achieving leasing goals with performance-driven leasing strategies, implementing data-driven and strategic leadership objectives, and financial analysis with rental pricing and revenue forecasting.
  • In-depth knowledge of Ontario residential tenancy laws and Toronto’s rental market.
  • Excellent communication, customer service, and interpersonal skills with a proven ability to work independently and as part of a team.
  • Strong organizational, multi-tasking, and problem-solving skills with keen attention to detail.
  • High-energy, proactive and goal-oriented approach to sales in a fast-paced environment.
  • Proficiency with property management software (e.g., Yardi) and Microsoft Office Suite.
  • On-site work at our residential communities with frequent interaction with prospective and current residents, leasing staff, and other departments.

Please note that at present, legal eligibility to work in Canada is a prerequisite for this role.
