Job Description

Commercial Properties Limited (CPL) has been developing and managing properties in Eastern Canada for over fifty years. We have completed several exciting projects over the recent past that we feel have made a difference in the communities they serve. Going forward, Commercial Properties will continue to focus on developing properties in a prudent manner as well as making select acquisitions of existing buildings to grow our portfolio and add value for the shareholders.

The Director – Engineering and Development plays a strategic role in overseeing the company’s portfolio of real estate assets, ensuring they are managed efficiently and effectively to maximize profitability and value. They are the driving force behind our development projects, responsible for capital project planning, asset development, and building acquisitions in close collaboration with the President.

Essential Functions

  • Support the development of strategic plans and objectives to drive business growth and achieve growth and occupancy targets. Understanding and considering the markets where we do business in the development and execution.
  • Lead and manage property due diligence of real estate acquisitions and development projects.
  • Participate in the development and implementation of asset management strategies to maximize the value and performance of the company’s building portfolio. Oversee current asset management and capital projects as they relate to the existing portfolio.
  • Partner with the Brokerage team to identify and evaluate potential development opportunities to drive business growth, ensure optimal financial results, and occupancy.
  • Lead the project management team, setting performance goals, providing training, and fostering professional development.
  • Contribute expert input for potential acquisitions including site planning and feasibility analysis, budget and schedule, risk analysis, due diligence investigations including environmental review, and related tasks.
  • Oversee construction projects, quality, and compliance with plans and specifications and addressing any issues or changes that arise during the construction phase.
  • Apply a risk framework to all project phases and address complex challenges as they arise, working closely with the leadership team to reduce risk.
  • Hire and manage professional consultants with a high standard of excellence and collaboration, including design, engineering teams, and construction managers.
  • Partner with sustainability team to implement initiatives within the asset portfolio enhancing environmental performance and compliance.
  • Under the mentorship of senior leadership, learn about and actively contribute to the long-term growth and prosperity of the business – further unlocking revenue-generating potential, seeking and cultivating new business partnerships.

Required Education And Experience

  • Post-secondary degree/diploma in Engineering with 8-10+ years’ experience directly with Commercial, Office, and Industrial Property Management or equivalent training, education, and experience.
  • Professional Engineer P. Eng designation is an asset.
  • Fluent in people and team leadership, project management, all phases of development and construction.
  • Direct experience with property acquisitions is an asset.
  • Strategic Thinking: Passion for business strategy, enhancing company and project performance and growth.
  • Project Management:
    • Ability to coordinate planning, design development, construction and due diligence activities within a regulatory framework for a range of projects, and balance diverse interests, risks and benefits in achieving project objectives
    • Ability to thrive under pressure, allocating time and resources effectively and prioritizing competing deadlines and objectives.
  • Stakeholder Engagement: Proven history of successful collaboration and relationship management with stakeholders including municipal and review agency staff, clients, and project partners.
