Reporting to the Managing Partner,the Director, Asset Management is responsible and accountable for executing and continuing to develop the asset management activities of Colonnade BridgePort (“CBP”) and for all asset management functions within the company, ensuring that all assets within client portfolios are managed in alignment with their respective asset and investment strategies while maximizing returns for clients and the company.

The Director, Asset Management, will work closely with the CBP internal service teams, including Investment Management (IM), Property Management Services (REOC) and Development Management (DM) to achieve the asset strategy and maximize returns for investors. The incumbent will play a key role in continuing to build robust asset management processes, including tools and templates used to manage and execute objectives for individual assets and portfolios of assets. The Director, Asset Management can also expect to contribute to the activities and objectives of the company’s IM, DM and Fund Management (FM) businesses, particularly as those activities may give rise to additional Asset Management (AM) business for CBP.

Responsibilities :

  • Working with the Managing Partner, continue to develop the business strategy and plan for the AM activities of CBP, including specific annual objectives.
  • Ensure the team involved in asset management has a full understanding of each asset and is positioned to manage the portfolio throughout the investment life cycle.
  • Ensure the creation (or regular updating, as appropriate) and execution of an asset strategy for each asset and drive the management and financial performance of each asset in alignment with that strategy.
  • Lead the review of the strategy for each asset annually (or more frequently as appropriate) and make recommendations to adjust the strategy as warranted.
  • Liaise with investors and report on asset performance, including leading the preparation of annual, semi-annual and quarterly reports as required.
  • Play a leading role in annual and special investor meetings and, where relevant, provide guidance and input to Investment Committees.
  • Monitor, execute and regularly update the AM customer / investor relations program.
  • Assess external market data and track market trends (e.g. cap rates, asset sales, interest rates) to ensure comprehensive understanding of asset-specific market dynamics and asset positioning.
  • Work collaboratively with internal service providers (REOC, DM, IM) to prepare annual leasing, operating and capital budgets and related supporting material to achieve the asset strategy.
  • Manage asset performance through regular meetings with the REOC / DM teams, reviewing monthly reports and monitoring leasing activity, capital expenditures, major expenses, tenant inducements and special projects.
  • Review and approval of leasing transactions and capital / construction projects (including related approach to tendering and contracting) to ensure consistency with budget / underwriting and the asset strategy.
  • Work in collaboration with the IM team to execute acquisitions, financings and dispositions, including overseeing market research and reviewing related pro formas, cash flows and other financial analysis.
  • Ensure a proper understanding of all AM-related agreements, mandates and resulting responsibilities and maintain a calendar or other mechanisms to maintain ongoing compliance with those responsibilities.
  • Assist the IM team in connection with asset valuations for use in “hold or sell” analysis and the Controller in the evaluation of tenant covenants.
  • Working cooperatively with the IM team, liaise and manage relationships with external professionals including brokers, appraisers and legal advisors.
  • Support the Managing Partner in the execution of select aspects of the FM business.
  • Other duties as reasonably required.

Qualifications :

  • Bachelor's degree in business / commerce with a finance, CA, CMA or CFA designation
  • Minimum 7-10 years of real estate investment and / or asset management experience with significant direct experience in investor relations. Fund management experience would be an advantage.
  • Technical skills using Argus, MS Office and financial systems.
  • Strong presentation skills with the ability to develop and deliver all investor reporting including in-person meetings
  • Exceptional analytical, organizational, communication and interpersonal skills
  • Ability to work with minimal supervision, multi-task, work under pressure and achieve results
