Performance, SEO & AI-Powered Marketing | Rental Housing
About the Company
Mainstreet Equity Corp. (TSX: MEQ) is a publicly traded multifamily real estate company with a substantial rental portfolio across Western Canada. From our Calgary head office, our marketing team supports hundreds of properties through digital campaigns, rental listings and performance-focused marketing. We are hands-on, fast-moving and focused on turning online interest into tours, applications and long-term residents.
About the Role
We are seeking a proactive, organized and technically capable Digital Marketing Specialist to take day-to-day ownership of our in-house performance marketing. Reporting to the Digital Marketing Manager, you will independently manage Google Ads and Meta Ads, strengthen SEO and local search visibility, maintain reliable tracking and reporting, and improve how rental inquiries convert into leasing opportunities.
You will work closely with marketing, leasing, operations and technical partners, taking initiative to identify issues, implement improvements and communicate results. You will collaborate with the Digital Marketing Manager on priorities and major decisions while independently owning execution and follow-through.
This is a hands-on role for someone who enjoys working directly in advertising platforms, analytics systems and digital workflows, not a primarily creative, social media or people-management position.
Practical AI proficiency is essential. You already use AI tools in your daily work to analyze information, accelerate repetitive tasks, improve campaigns and build more efficient workflows, while checking accuracy and protecting sensitive information.
What You Will Do
- Manage paid media: Own the day-to-day management of Google Ads and Meta Ads, including campaign setup, keywords, audiences, bidding, budget pacing, testing, optimization and lead-generation performance.
- Strengthen in-house execution: Take over and continuously improve campaigns established during the transition to in-house media buying. Document changes, troubleshoot issues and keep account access, tracking and processes organized within Mainstreet-owned accounts.
- Execute SEO and local search improvements: Conduct technical and on-page audits, keyword research, search-intent analysis and content improvements across city, neighbourhood and property pages. Monitor organic visibility and prioritize actionable improvements.
- Maintain reliable measurement: Audit campaign and inquiry tracking using GA4, Google Tag Manager, Google Search Console and consistent UTM conventions. Investigate discrepancies across advertising platforms, website forms, calls and CRM records.
- Turn reporting into action: Analyze performance by channel, city and property. Prepare recurring reports showing qualified inquiries, conversion rates, costs, trends, actions taken and recommended next steps.
- Improve inquiry conversion: Work with leasing and technical partners on CRM segmentation, email automation and inquiry follow-up workflows, with attention to inquiry-to-tour and inquiry-to-lease conversion.
- Optimize rental advertising placements: Allocate paid listing placements and limited advertising credits according to vacancy priorities, market demand, lead quality and results.
- Monitor market activity: Track competitor rental pricing, promotions and advertising activity, and recommend timely, practical marketing responses.
- Support website and digital initiatives: Coordinate requirements, timelines, testing and implementation with external developers and technical partners. Address SEO, tracking, content migration and inquiry-flow requirements during website improvements.
- Apply AI to practical workflows: Use AI-powered tools for campaign analysis, SEO research, content variations, reporting, competitor monitoring and process improvements. Validate outputs before implementation.
- Collaborate and take ownership: Align execution with availability, promotions and market needs. Maintain clear priorities, decisions and progress in ClickUp, and flag risks or dependencies early.
What You Bring
- Approximately three to five years of hands-on digital marketing experience, including direct responsibility for planning, launching and optimizing Google Ads campaigns that generate measurable leads. This is a required qualification.
- Practical experience with Meta Ads Manager, including managing advertising budgets, monitoring performance, diagnosing issues and improving results.
- Demonstrated use of AI tools in real marketing workflows, beyond occasional copy generation. You can explain what you used, how you applied it, how you checked the results and what improved.
- Strong working knowledge of GA4, Google Tag Manager, Google Search Console, tracking conventions and performance analysis.
- Solid SEO skills covering on-page optimization, technical fundamentals, keyword research and local search, with confidence working through a CMS.
- Ability to work confidently with Excel, dashboards and data, and translate findings into clear recommendations and actions.
- Familiarity with CRM systems, automated email workflows and lead nurturing. Hands-on implementation experience is an advantage.
- Excellent organization, attention to detail and clear communication. You can independently manage recurring responsibilities, propose improvements and recognize when a decision needs escalation.
- Experience coordinating website projects and working with external developers or CMS providers is an asset.
- Experience in rental housing, real estate, hospitality, retail or another multi-location B2C environment is an asset.
- Familiarity with RentSync, Yardi, inquiry management systems, SEMrush, Looker Studio or ClickUp is an advantage.
- Experience with workflow automation platforms such as Make or Zapier, AI assistants or integrations is an asset. Coding or building AI models is not required.
