Responsibilities

• Create and maintain detailed financial models for development projects.
• Conduct market research supporting feasibility analyses, market positioning, and tracking comparable development activity across product types.
• Investigate and analyze municipal planning and zoning policy to support development conceptualization, master planning, and design development.
• Prepare investment memorandums supporting the development process.
• Prepare regular progress reports on development projects.

Based in Vancouver, the Co-op/Intern, Development, will report to the Manager, Development Analysis, and support QuadReal’s Development, Western Canada team. What You Will Experience:

• Create and maintain detailed financial models for development projects, including multi-family residential (rental and condominium), industrial, retail and office property types

• Conduct market research supporting feasibility analyses, market positioning, and tracking comparable development activity across product types

• Investigate and analyze municipal planning and zoning policy to support development conceptualization, master planning, and design development

• Prepare investment memorandums supporting the development process

• Prepare regular progress reports on development projects

What You Will Bring:

• Completing university degree with major in Real Estate, Planning, Finance, Mathematics/Statistics, Computer Science or Economics

• Strong quantitative and analytical skills; detail-oriented and proficient in building and handling complicated data sets

• Excellent communication and presentation skills; demonstrate an ability to effectively communicate and present results that articulate key themes and messages

• Must be able to allocate time effectively and work under pressure to meet tight deadlines, handle multiple demands and competing priorities, and adapt to new ideas and change. Comfortable following direction but also contributing to the direction

• Must have advanced knowledge of Excel, PowerPoint and Word; knowledge of Argus Enterprise a plus

• Familiarity with AI-enabled tools to support research, analysis, or productivity is considered an asset

• Must be extremely proactive and work well in a collaborative environment, with the ability to take guidance but then move projects forward independently

• Embrace and pro-actively support QuadReal’s values and its culture of environmental sustainability and corporate and social responsibility

• Previous experience working with a real estate company (asset manager or developer), planning consultancy, real estate brokerage or advisory firm, appraisal firm, or real estate lender is desirable. A strong interest in developing a career within real estate is essential

The expected hourly rate for this role is $28.
