Job description

The Design-Build Coordinator ensures the successful delivery of commercial design-build construction projects from concept to construction commencement. This role serves as a critical link between the design team, project managers, and clients, ensuring clear communication, document control, and project alignment throughout the design-build lifecycle.

REQUIRED SKILLS & KNOWLEDGE:

  • Minimum 5 years of Commercial Construction and/or Design Experience
  • Strong understanding of design-build delivery models and commercial construction processes.
  • Proficient in Microsoft Office, Adobe, and other project management software.
  • Excellent communication, organizational, and time-management skills.
  • Detail-oriented with the ability to manage multiple tasks and deadlines simultaneously.
  • Ability to analyze and interpret information from drawings, specifications and site visits
  • A keen eye for detail
  • A solid understanding of the local building code requirements
  • Adaptive to technology
  • Ability to work as part of a team

KEY RESPONSIBILITIES:

Pre-Construction & Design Phase

  • Coordinate initial client meetings and assist in gathering project requirements.
  • Facilitate communication between architects, engineers, consultants, and clients.
  • Support preparation and management of project design documentation (drawings, specifications, etc.).
  • Assist in compiling design schedules, critical paths, and high-level budgets.
  • Ensure design iterations are documented, tracked, and distributed appropriately.
  • Prepare and issue meeting agendas and minutes for design coordination meetings.
  • Maintain records of design approvals, client decisions, and regulatory submissions.

Estimating Phase

  • Coordinate with estimators to ensure timely delivery of design documents for pricing.
  • Track design changes and ensure they are communicated to the estimating and procurement teams.
  • Assist with compiling and issuing design development and high-level construction budgets.

Permitting & Regulatory Coordination

  • Collect and organize documentation for permit applications.
  • Prepare and submit permit applications, and/or ensure this is being done by the Professional of Record.
  • Track permit application progress and coordinate submissions with consultants.
  • Monitor compliance with zoning, building code, and local authority requirements.

Construction Phase Coordination

  • Conduct a project turnover meeting with the Construction Project Manager once the construction of the project is ready to commence
  • Support the project manager in coordinating construction schedules with design dependencies.

Job Type: Full-time

Pay: $70,000.00-$100,000.00 per year
