Harbinger has partnered with a leading real estate development firm specializing in large-scale residential and Highrise and Midrise developments across the Greater Toronto Area. As they continue to expand, currently seeking an experienced Controller / Director of Accounting to lead our accounting function, manage key banking and lender relationships, and support the financial reporting needs of both internal leadership and external stakeholders.

Position Summary

The Controller / Director of Accounting will be responsible for overseeing the full spectrum of the company’s accounting operations, with a strong focus on real estate development project accounting, lender compliance and reporting, and investor financial communication. This role will lead a team of six and will be instrumental in ensuring financial integrity, supporting financing efforts, and driving operational efficiency within a fast-paced development environment.

Key Responsibilities

Leadership & Team Management

• Lead and develop a team of 6 accounting professionals.

• Foster a culture of accountability, accuracy, and continuous improvement.

• Provide mentorship and guidance on both day-to-day operations and complex transactions.

Accounting Operations

• Oversee daily transactional accounting, including accounts payable/receivable, payroll, bank reconciliations, and general ledger maintenance.

• Manage monthly, quarterly, and year-end closings and financial reporting.

• Ensure compliance with GAAP and internal controls.

Development & Project Accounting

• Maintain accurate cost tracking, budgeting, and reporting for multiple ongoing development projects.

• Collaborate with project managers to align accounting with construction timelines and development milestones.

• Oversee draw requests and cost-to-complete reporting.

Banking & Lender Relations

• Serve as the primary point of contact for all lender communications.

• Prepare and submit monthly and quarterly loan draw packages, compliance certificates, and financial statements to banks and financial institutions.

• Manage loan covenants, funding schedules, and interest calculations.

Investor Reporting

• Coordinate and prepare timely and accurate investor reporting packages.

• Support financial due diligence, investor audits, and capital calls.

• Provide insights and analysis to support investor relations and business planning.

Qualifications

• CPA designation is required.

• Minimum 8 years of progressive accounting experience, with at least 3 years in a senior management or controllership role.

• Experience in real estate development or construction industry is essential.

• Strong knowledge of project/development accounting, including lender and investor reporting.

• Demonstrated experience managing relationships with banks, lenders, and financial institutions.

• Proficiency with accounting software (experience with Jonas Construction Software is a strong asset).

• Excellent leadership, communication, and organizational skills.

• Ability to thrive in a fast-paced, detail-oriented environment.

• Willingness and ability to work onsite 5 days per week in the Yorkdale area.
