Position Overview

We are growing and seeking a Commercial Contracts Manager – Major Projects to support the successful commercial delivery of complex, large-scale projects across the business. Reporting to the CFO, this role plays a critical part in partnering with Project Directors, Project Managers, financial, and delivery teams to ensure projects are executed within contractual frameworks, financial targets, and risk and governance requirements.

The Commercial Manager will provide hands-on commercial and contractual leadership throughout the full project lifecycle, from bid and tender support through to delivery and close-out. This role requires a strong commercial mindset, sound contractual knowledge, and the ability to proactively manage risk, financial performance, and stakeholder relationships across high-value and high-risk projects.

Core Responsibilities
Commercial & Contract Management
  • Provide hands-on commercial management of contractual and project delivery activities, with a primary focus on major, large-scale, and high-risk projects.
  • Manage and administer client contracts, supplier contracts, and subcontracts through implementation, delivery, and project close-out phases.
  • Review, draft, and support formal contractual documentation and correspondence, including payment claims, variations, extensions of time, and acceleration claims, in collaboration with Project Managers.
  • Ensure all commercial documentation aligns with DBM Vircon’s governance, quality, and contractual standards.
Financial Performance & Project Support
  • Partner with Project teams to monitor and control financial performance in line with approved project budgets, estimates, and contract conditions.
  • Liaise closely with Finance and Project teams to ensure accurate communication of contract values, cash flow forecasts, and commercial adjustments.
  • Identify material commercial or financial risks early and develop timely mitigation and resolution strategies.
  • Take ownership of project-specific commercial and contractual risk assessments in collaboration with Project teams.
  • Ensure compliance with DBM Vircon’s commercial, operational risk management frameworks, controls, and reporting requirements.
  • Support adherence to corporate governance standards, authorization levels, and commercial approval processes.
Stakeholder & Business Support
  • Proactively collaborate with internal stakeholders, including Project Directors, Project Managers, project administrators, and delivery teams, as well as external client-side representatives.
  • Provide commercial and contractual input into bids, tenders, proposals, and business development activities as required.
  • Act as a trusted commercial advisor to Project teams, supporting effective decision-making and optimal project outcomes.
Work Experience
  • Minimum 5+ years of demonstrated experience in commercial contracts management and administration within construction, engineering, or consultancy project environments.
  • Proven experience supporting the commercial delivery of projects during execution, including contract administration and dispute resolution.
  • Experience interfacing directly with clients, subcontractors, and key project stakeholders.
  • Strong background in project financial management, including budgets, cash flow, claims, and commercial reporting.
  • Demonstrated ability to manage multiple priorities, influence stakeholders, and operate effectively in complex project environments.
Education / Training
  • Degree in Business, Law, Engineering, Construction Management, or a related discipline (or equivalent experience).
  • Postgraduate qualifications such as CPA or equivalent recognized finance or legal association membership are highly regarded.
Software & Technology
  • Strong proficiency in Microsoft Office, particularly Excel, Word, and Outlook.
  • Experience working with project financial systems, contract administration tools, or enterprise project management systems is highly desirable.
  • Familiarity with project scheduling tools (e.g. Primavera, MS Project) is considered an asset.
Salary Range

The expected base salary for this position ranges from $110,000 to $150,000 CAD per annum. The final base salary will be determined based on factors such as the applicant's education, skills, competencies, and unique qualifications.
