Job summary

Concord Projects Ltd. is seeking an on-site Construction Supervisor to lead a commercial project from initial coordination through to handover.

You will manage subtrades, ensure drawings and shop drawings are accurate, and maintain strong client and team relationships to meet time and budget goals. You will navigate project schedules, budget controls, and safety practices while coordinating with the Construction Manager and prime consultant.

Qualifications

• Minimum three years' superintendent experience on multi-family and commercial projects.
• Ability to interpret and coordinate blueprints and shop drawings.
• Experience reviewing subcontract documents and tender packages.
• Understanding of local building code requirements.
• Hands-on construction experience is an asset.
• Experience with Procore required.
• Experience with MS Office, especially Projects and Outlook.

Responsibilities

• Review project drawings and contract documents to identify errors and discrepancies.
• Prepare and coordinate project schedule with input from trades; arrange permits, approvals, materials, and labour.
• Coordinate shop drawings and ensure accurate information transfer to trades.
• Monitor progress, quality, safety, and on-schedule performance; document concerns.
• Maintain project documentation in construction management software and meeting minutes.
• Monitor costs, review invoices, and prepare change orders as needed.
• Inspect completed work with client/prime consultant and address deficiencies.
• Assist in handover to client with move-in requirements and orientation.

Job description

Concord Projects is seeking an Construction Supervisor to monitor and supervise a commercial construction project to successful completion with the subtrades and the Construction team. Success is defined by proactive management of project activities, sustaining positive subtrade and client relationships, and delivering projects on-time and within budget.

Reporting to the Construction Manager, the Construction Supervisor will:

• Know the project drawings and contract documents intimately to proactively identify errors, omissions, and discrepancies.
• Prepare project schedule with input from all trades, then arrange and coordinate all project requirements from permits and approvals to materials and labour.
• Schedule, review, approve and co-ordinate all shop drawings to ensure accurate information is transferred to trades.
• Review all work in progress to ensure accuracy, quality and on-schedule. Document activities and elevate concerns to the Construction Manager as required.
• Coordinate trade activities on-site to ensure work is complete and concerns are addressed and resolved quickly.
• Monitor jobsite safety compliance and address non-compliance. Lead safety orientation sessions, distribute PPE as required, and answer workers questions about safety topics.
• Maintain project documentation in construction management software such as meeting minutes, concerns addressed, cost controls, and concerns with scheduling or quality.
• Control project costs by initiating purchase orders, reviewing all invoices to confirm actual costs align to estimates, and the work is satisfactorily completed.
• Request pricing and prepare change orders as requested by client or prime consultant.
• Inspect and review the complete project with the client/prime consultant for any deficiencies or incomplete work. Coordinate trade(s) to correct and address.
• Assist and support project handover to the client by coordinating move in requirements and providing orientation.

• A minimum of three years' superintendent experience building new construction multi-family and multi-level commercial projects
• An ability to interpret, coordinate and analyze blueprints and shop drawings for discrepancies
• Experience reviewing and coordinating sub-contracts with tender documents
• Understanding of local building code requirements
• Hands-on experience in the construction industry is an asset
• Experience in Microsoft Office software, specifically Projects and Outlook
• Experience with construction software, preferably Procore
• Post-secondary education in construction management or a trade preferred
