We are currently seeking a Project Manager to join our Construction Team.

At Troika Construction, we are committed to excellence and are seeking a motivated and experienced Project Manager to lead and oversee all aspects of assigned projects. This role is responsible for managing communication, coordination, organization, and systems throughout the Development, Pre-Construction, Construction, and Post-Construction phases. Reporting to the Senior Project Manager, the Project Manager ensures projects are completed on time and within budget while maintaining high-quality standards. As the project portfolios and assignments may evolve, the ability to collaborate effectively with the Troika team is essential.

The ideal candidate will thrive in a fast-paced environment and possess a strong work ethic and proactive approach; excellent communication and interpersonal skills; a solid understanding of construction processes and industry best practices; knowledge of safety regulations and common site practices; strategic thinking and problem-solving abilities; and strong organizational and project management skills.

Key Responsibilities:

  1. Liaise with the Development Team to coordinate and provide communication between design, engineering, legal and code consultants.
  2. Evaluate, coordinate, and communicate site and building designs for feasibility between surveyors, construction team, and Troika team members.
  3. Formulate work plans, develop cost estimates, and project schedules.
  4. Coordinate drawings from architect and apply for building permits.
  5. Secure procurement for trades and manage the budgets for various designs and construction options.
  6. Establish final construction budgets in complete collaboration with the Development Manager and Senior Project Manager.
  7. Work with project superintendent and trades to prepare detailed logistics and staging plans.
  8. Create final schedules for construction and complete construction packages including drawings, specs, and upgrades.
  9. Work collaboratively with all staff including the Construction, Development, Sales, and Finance teams to achieve the delivery of the project in a timely and cost-effective way.
  10. Provide technical support to administration and consultant architects/engineers.
  11. Work closely with the Development Manager to review all aspects of the offsite civil work and the engineering process throughout the construction.
  12. Oversee and communicate change orders and purchase orders through the proper channels.
  13. Monitor project expenses and timelines and anticipate potential risks and cost overruns.
  14. Devise alternative construction/design solutions for time and/or cost savings.
  15. Ensure completion of all post-construction requirements for occupancy, including any necessary certificates, inspections, and insurance confirmations.
  16. Ensure a smooth hand-over process with the client.
  17. Create and monitor systems for documentation and communication that are clear, concise, and readily available to the team.

Qualifications and Requirements:

  • Bachelor's Degree in a relevant field such as Engineering, Construction Management, Architecture/Design.
  • Minimum 5 years managing wood frame multi-family construction.
  • Experience implementing lean construction methods on projects.
  • Excellent written and verbal communication skills, proficient in Work, Excel, and MS Outlook.
  • Experience using Procore software an asset.
  • Experience working in a fast-paced growing company.
  • Comfortable developing new standards and processes.
  • Team player who is both flexible and highly adaptable in work hours and workload management.
  • Strong organizational skills and the ability to manage multiple deadlines.
  • Attention to detail with accuracy and consistency.
