The Opportunity : We have an exciting opportunity to join BentallGreenOak’s residential rental community. We’re looking for a passionate residential real estate leader to join our team.

The Community Manager will lead the dedicated on-site team, setting the stage for an exceptional resident experience, ensuring elevated day-to-day living, and overseeing all operational and business functions of the building, including maximizing net operating income. The successful candidate will thrive in a fast-paced environment, be a self-starter, have an aptitude for personal growth, and a passion for providing elevated customer experiences.

What You Will Do :

Operational Oversight

  • Manage the property daily with a focus on high customer service standards.
  • Ensure all rents are received, recorded, and cheques deposited, including security deposits.
  • Handle rental arrears, serve termination notices, rent increase notices, and other notices in compliance with the Residential Tenancy Act.
  • Coordinate month-end duties, including suite pre-inspections and scheduling contractors and staff for turnovers.
  • Perform regular inspections and make recommendations for improvements.
  • Purchase supplies and coordinate services for the property.
  • Manage maintenance requests and assign work orders.
  • Perform other related duties as required, including lifting if necessary.

Leasing

  • Respond to leasing inquiries, conduct property tours, and follow up with prospective residents to secure leases.
  • Maintain knowledge of suite types, layouts, amenities, and surrounding neighborhood.
  • Conduct market surveys, analyze competition, and provide input on pricing and strategy.

Resident Experience

  • Enhance customer experience and foster a strong community reputation.
  • Handle inquiries, feedback, complaints professionally and courteously, with appropriate follow-up.
  • Conduct move-in inspections and property orientations.
  • Manage lease renewals to maximize resident retention.
  • Organize resident events to boost loyalty.

Leadership

  • Lead, develop, and supervise resident services staff, service providers, and contractors.
  • Develop action plans, set goals, motivate teams, and adjust plans as needed.
  • Assist in planning and budgeting, including preparing budgets, reforecasts, and performance reports.
  • Issue purchase orders and coordinate trades, adhering to company standards.
  • Operate within budget parameters.

Sustainability

  • Set targets for energy efficiency, emissions, water use, and recycling.
  • Engage residents and staff in waste reduction and recycling initiatives.
  • Support BGO’s culture of environmental sustainability and corporate social responsibility.

Who You Are :

  • 3+ years of experience in residential property management or hospitality, with team leadership experience.
  • Post-secondary education in business or hospitality is an asset.
  • Effective communication skills, ability to develop cooperative relationships.
  • Strong organizational skills, ability to handle multiple priorities under pressure.
  • Problem-solving skills, strategic thinking, and adaptability.
  • Intermediate proficiency in Microsoft Office; knowledge of Yardi is a plus.
  • Flexible hours to accommodate month-end activities and emergencies outside regular hours.
  • Knowledge of applicable laws concerning resident/landlord relations.
  • Criminal background check required.
