Job summary

Z Modular, a division of Zekelman Industries, is seeking a Community Maintenance Supervisor to lead day-to-day maintenance operations at a Lucan, ON property. You will supervise maintenance staff, manage work orders, and ensure safety and regulatory compliance in a fast-paced environment.

You will collaborate with property management, vendors, and residents to maintain a safe, efficient, and well‑maintained community onsite.

Qualifications

  • 3–5+ years in property maintenance, including supervisory responsibility.
  • Strong technical knowledge of HVAC, plumbing, electrical and building systems.
  • Experience with property management systems such as Yardi.
  • Familiarity with Fair Housing regulations.
  • EPA 608; CPO certification or ability to obtain; OSHA preferred or obtainable within 90 days.

Responsibilities

  • Supervise maintenance technicians and porters to ensure timely completion of work.
  • Provide direction, training, and safety-focused leadership to the team.
  • Participate in on-call rotation and respond to emergencies.
  • Review and prioritize work orders, unit turnovers, and preventive maintenance schedules.
  • Coordinate unit turns for new residents and oversee repairs.
  • Develop and implement preventive maintenance programs (Yardi or similar).
  • Schedule and oversee maintenance of equipment, grounds, and facilities.
  • Diagnose and resolve HVAC, plumbing, electrical, carpentry and appliance issues.
  • Maintain cleanliness and sanitation of shared spaces and amenities.
  • Manage vendor relationships and negotiate service contracts.
  • Conduct property inspections and coordinate repairs and improvements.
  • Ensure OSHA/building code and safety compliance.
  • Monitor pool and spa systems per health regulations.
  • Respond to resident service requests professionally and promptly.
  • Support budgeting and monitor expenditures.

About The Role

As a Community Maintenance Supervisor at Z Modular, a division of Zekelman Industries, you will lead day-to-day maintenance operations for the community, ensuring equipment reliability, property upkeep, and a high standard of resident service. This role is responsible for supervising maintenance staff, managing work orders and preventative maintenance programs, and ensuring compliance with safety and regulatory standards.


You will collaborate with property management, vendors, and residents to maintain a safe, efficient, and well‑maintained environment. This is a full-time, onsite role located in Lucan, ON.

What You’ll Do

  • Supervise maintenance technicians and porters to ensure timely and effective completion of work.
  • Provide direction, training, and support to team members while fostering accountability and safety.
  • Participate in on‑call rotation and respond to emergency maintenance needs as required.
  • Review and prioritize work orders, unit turnovers, and preventative maintenance schedules.
  • Coordinate and track unit turns to ensure readiness for new residents.
  • Develop and implement preventative maintenance programs using Yardi or similar systems.
  • Schedule and oversee maintenance and repair of equipment, grounds, and facilities.
  • Diagnose and resolve maintenance issues including HVAC, plumbing, electrical, carpentry, and appliances.
  • Maintain cleanliness and sanitation of shared spaces including offices, restrooms, and amenities.
  • Manage vendor relationships, negotiate service contracts, and coordinate external service providers.
  • Conduct property inspections and coordinate necessary repairs and improvements.
  • Ensure compliance with OSHA regulations, building codes, and safety standards.
  • Monitor and maintain pool and spa systems in compliance with health regulations.
  • Respond to resident service requests professionally and ensure timely resolution.
  • Support budgeting activities, monitor expenditures, and track maintenance performance metrics.
  • Lead and promote healthy and safe work practices as required by regulatory agencies and Company policy.
  • Perform other duties as assigned.

Who You Are

  • 3–5+ years of experience in property maintenance, including at least one year in a supervisory role.
  • High school diploma or equivalent preferred; degree in facilities management or related field preferred.
  • Strong technical knowledge of HVAC, plumbing, electrical, and building systems.
  • Experience using property management systems such as Yardi preferred.
  • Familiarity with Fair Housing regulations.
  • EPA 608 Certification preferred; Certified Pool Operator (CPO) required or ability to obtain.
  • OSHA certification preferred or ability to obtain within 90 days.
  • Valid driver's license.
  • Strong leadership, organizational, and problem‑solving skills.
  • Excellent communication and interpersonal skills with a customer‑service focus.
  • Ability to manage multiple priorities and coordinate with various stakeholders.
  • Ability to maintain regular, full‑time, predictable onsite attendance.

Physical Demands

  • Ability to perform the essential functions of the role, including completing maintenance tasks, inspections, and general property upkeep. This work requires regularly moving throughout the property, including accessing stairs, ladders, and confined spaces, and working in both indoor and outdoor environments under varying weather conditions.
  • Role involves frequent physical activity such as standing, walking, bending, kneeling, crouching, reaching, and performing repetitive tasks. May include operating hand tools, power tools, and maintenance or cleaning equipment as part of daily responsibilities.
  • Position may require moving, lifting, carrying, pushing, or pulling materials and equipment, typically up to 50 pounds.
  • Requires the ability to visually assess equipment, units, and property conditions, read manuals or work orders, and identify maintenance or safety issues, as well as the ability to hear and respond to equipment sounds and team communication.
