Job summary

Z Modular is seeking a Community Maintenance Supervisor in Lucan, Ontario to lead day-to-day maintenance, supervise staff, manage work orders and PM programs, and ensure safety and resident satisfaction. This full-time, onsite role requires hands-on leadership, problem-solving, and a commitment to safety standards.

You will coordinate with property management, vendors, and residents to maintain a safe, efficient environment and ensure high-quality maintenance operations in a dynamic setting.

Qualifications

• 3–5+ years in property maintenance including supervision.
• High school diploma or equivalent; degree preferred.
• Strong technical knowledge of HVAC, plumbing, electrical, and building systems.
• Experience with Yardi or similar property management software; Fair Housing familiarity; OSHA/EPA/CPO certifications or ability to obtain.

Responsibilities

• Supervise maintenance technicians and porters.
• Provide direction, training, and support to team while fostering accountability and safety.
• Participate in on-call rotation and respond to emergency maintenance needs.
• Review and prioritize work orders, unit turnovers, and preventive maintenance schedules.
• Coordinate and track unit turns to readiness for new residents.
• Develop and implement preventive maintenance programs using Yardi or similar systems.
• Schedule and oversee maintenance and repair of equipment, grounds, and facilities.
• Diagnose and resolve maintenance issues including HVAC, plumbing, electrical, carpentry, and appliances.
• Maintain cleanliness and sanitation of shared spaces including offices, restrooms, and amenities.
• Manage vendor relationships, negotiate service contracts, and coordinate external service providers.
• Conduct property inspections and coordinate necessary repairs and improvements.
• Ensure compliance with OSHA, building codes, and safety standards.
• Monitor and maintain pool and spa systems per health regulations.
• Respond to resident service requests professionally and timely.
• Support budgeting activities, monitor expenditures, and track maintenance performance metrics.
• Lead and promote healthy and safe work practices as required by agencies and Company policy.

About the Role

As a Community Maintenance Supervisor at Z Modular, a division of Zekelman Industries, you will lead day-to-day maintenance operations for the community, ensuring equipment reliability, property upkeep, and a high standard of resident service. This role is responsible for supervising maintenance staff, managing work orders and preventative maintenance programs, and ensuring compliance with safety and regulatory standards. You will collaborate with property management, vendors, and residents to maintain a safe, efficient, and well-maintained environment. This is a full-time, onsite role located in Lucan, ON. What You’ll Do

Who You Are

• 3–5+ years of experience in property maintenance, including at least one year in a supervisory role.
• High school diploma or equivalent preferred; degree in facilities management or related field preferred.
• Strong technical knowledge of HVAC, plumbing, electrical, and building systems.
• Experience using property management systems such as Yardi preferred.
• Familiarity with Fair Housing regulations.
• EPA 608 Certification preferred; Certified Pool Operator (CPO) required or ability to obtain.
• OSHA certification preferred or ability to obtain within 90 days.
• Valid driver’s license.
• Strong leadership, organizational, and problem-solving skills.
• Excellent communication and interpersonal skills with a customer-service focus.
• Ability to manage multiple priorities and coordinate with various stakeholders.
• Ability to maintain regular, full-time, predictable onsite attendance.

Physical Demands

Ability to perform the essential functions of the role, including completing maintenance tasks, inspections, and general property upkeep. This work requires regularly moving throughout the property, including accessing stairs, ladders, and confined spaces, and working in both indoor and outdoor environments under varying weather conditions. Role involves frequent physical activity such as standing, walking, bending, kneeling, crouching, reaching, and performing repetitive tasks. May include operating hand tools, power tools, and maintenance or cleaning equipment as part of daily responsibilities. Position may require moving, lifting, carrying, pushing, or pulling materials and equipment, typically up to 50 pounds. Requires the ability to visually assess equipment, units, and property conditions, read manuals or work orders, and identify maintenance or safety issues, as well as the ability to hear and respond to equipment sounds and team communication.
