You will be overseeing the management of a 1M+ sq ft portfolio of industrial assets across Southern Alberta (15+ separate sites). Reporting into the General Manager, you will lead a small team within property management and assist with indirect guidance to the operations and leasing teams. This is a fantastic opportunity for a skilled and professional Commercial Property Manager to join a large company with excellent positive culture! Please note that this is an in-office position with the office based downtown (parking spot provided).Property Manager Key Duties & Responsibilities:- Provide overall direction and day-to-day oversight of property operations.
- Supervise or create property-specific operating protocols to ensure compliance with all legal and regulatory requirements, while keeping emergency procedures up to date.
- Conduct regular and thorough inspections to maintain a high level of property performance and curb appeal.
- Manage the tendering process and execution of capital projects, including renovations and tenant improvements.
- Oversee lease administration to confirm that all lease terms and obligations are fulfilled.
- Collaborate closely with the Leasing team to help meet leasing goals and revenue targets.
- Stay informed about market dynamics, industry trends, competitor activity, local developments, and other factors impacting the asset.
- Foster strong tenant relationships through proactive communication and superior service delivery.
- Lead the execution of semi-annual tenant satisfaction surveys, including distribution, tracking feedback, and addressing concerns to improve satisfaction.
- Take ownership of the property’s financial performance, including budget preparation, monitoring expenses, analyzing financial reports, and ensuring accurate tenant billing and reconciliations.
- Manage and track the approved property budget, contributing to leasing strategy as needed.
- Submit comprehensive monthly property reports to clients, detailing financial and operational status.
- Maintain control over receivables, ensuring accounts remain within acceptable collection standards.
- Perform other related duties and tasks as required.
Property Manager Qualifications:- 5+ years experience in commercial property management (preferably industrial) including strong exposure to financial reporting, people management, tenant relations, vendor and contractor coordination, building operations and capital projects
- Relevant post-secondary education in real estate, property management, or a related field preferred.
- Strong commitment to client service is essential
- Exceptional verbal and written communication skills; able to interact effectively with tenants, clients, and colleagues. Professional demeanor with strong relationship-building abilities and conflict resolution skills. Demonstrates integrity and alignment with organizational values.
- Skilled in time management with the ability to prioritize and handle multiple projects under tight deadlines. Adaptable to change and focused on delivering high-quality, detail-oriented results.
- Strong analytical skills with the ability to evaluate situations and make informed, strategic decisions. Innovative and open to change in a dynamic environment.
- RECA Property Management license is required
- CPM, RPA designations are an asset but not required
- Technical proficiency with MS Office and Yardi is strongly preferred
- Must possess a valid driver’s license and access to a reliable vehicle.
- A successful criminal background check is a condition of employment
Property Manager Compensation:The successful candidate will receive a competitive compensation package including a base salary (between $105,000-$115,000 dependent on experience) + performance-based bonus, + comprehensive benefits package that includes an HSA.
