Position Summary
Reporting to the Director of Real Estate Development, the Capital Projects & Feasibility Manager will play a pivotal role in driving strategic planning, financial modeling, and risk assessment for major industrial and real estate developments. This role requires a proactive leader with a strong analytical foundation, adept at building investment cases, coordinating cross-functional teams, and guiding capital project performance from concept through execution.
What you will be responsible for:
Strategic Leadership & Planning
- Lead the development of detailed business cases and investment justifications for major real estate and industrial initiatives.
- Support long-term master planning, capital structuring, and phased project rollouts.
- Act as a strategic connector between Development, Finance, and Investment teams to align planning, reporting, and risk oversight.
- Define and track key performance indicators (KPIs) across the full lifecycle of development projects.
Financial Analysis & Reporting
- Oversee financial performance tracking for active development projects, including quarterly reporting and executive dashboards.
- Prepare cash flow projections, budgets, and scenario models for infrastructure and construction financing.
- Manage external appraisals and valuations of development land and completed assets.
Business Case Development
- Produce high-quality, executive-ready business cases for real estate and industrial projects.
- Design and implement standardized tools and templates to enhance internal decision-making processes.
- Maintain ownership and transparency of business case inputs and assumptions across departments.
Risk Management
- Develop and maintain a project-specific risk management framework, with a focus on infrastructure, servicing, and construction risks.
- Evaluate insurance strategies, including opportunities for captive structures, to optimize risk coverage.
- Provide guidance on enterprise-level risk planning as it relates to development assets.
What you will bring:
Education
- Bachelor’s degree in Finance, Business, Real Estate, Engineering, or a related field.
- CPA or MBA designation strongly preferred.
Experience
- 5–10 years of experience in real estate development, investment analysis, capital projects, or corporate strategy.
- Minimum 5 years of hands-on involvement with large-scale real estate or industrial development projects.
- Experience in private equity, family office, or institutional investment environments is an asset.
Technical Skills
- Advanced financial modeling and forecasting skills specific to real estate.
- Expertise in business case development and investment evaluation.
- Strong command of Excel and financial reporting systems.
- Solid understanding of development approvals, permitting, land use planning, and construction costs.
- Familiarity with risk management practices, including insurance and infrastructure risk.
