Position: Capital Project Manager

Location: Calgary, AB

The Role:

The Capital Project Manager is responsible for overseeing and managing large-scale capital projects, including the evaluation, planning, design, and execution of projects such as roofs, parking lots, HVAC systems, and other critical infrastructure components. This role requires strong project management skills and the ability to work collaboratively with various Team members. You may be required to travel up to 50% of the time.

Key Responsibilities

Project Planning and Scope Management:

  • Conduct thorough building assessments to identify root issues and problems
  • Develop detailed project plans, including scope, timelines, and budgets for capital projects.
  • Recommend necessary repairs, replacements, upgrades, and improvements based on assessment findings.
  • Prepare contract documents & liaison scope with Contractors, internal renovators and projects team.

Team Coordination

  • Collaborate with internal teams, contractors, and external partners to ensure successful project execution.
  • Facilitate communication among all stakeholders, providing regular updates on project status and key milestones.

Budget Management

  • Prepare and manage project budgets, monitoring expenditures and ensuring financial accountability throughout the project lifecycle.
  • Identify cost-saving opportunities and provide recommendations to optimize resource utilization.

Compliance And Quality Assurance

  • Ensure that all projects comply with regulatory requirements, safety standards, and quality control measures.
  • Conduct regular site inspections and audits to assess project progress and adherence to specifications.
  • Develop and implement comprehensive preventive maintenance plans for all building systems and infrastructure to enhance their longevity and performance.

Reporting And Documentation

  • Maintain detailed project documentation, including contracts, change orders, and meeting notes.
  • Provide regular reports on project performance, including progress, budget adherence, and any issues encountered.

Qualifications And Requirements

  • Project management, construction management projects or engineering background
  • Knowledge of building codes and city bylaws is an asset
  • Multi-Family Residential Rental Industry experiences beneficial
  • Good interpersonal and time management skills
  • Organized with the ability to prioritize and multitask
  • Attention to detail
  • Effective communication
