Located in our downtown Toronto office, JLL is seeking a highly qualified and experienced Capital Director to join our team, supporting a respected national client account. This role offers an exciting opportunity for a proactive and detail-oriented professional with extensive knowledge in engineering, physical due diligence, capital improvement projects, and real estate development support.
Travel Requirements: This position requires 33-50% travel, including some overnight stays.
WHAT YOU WILL DO:
Physical and Environmental Due Diligence
- Partner with consultants to assess potential real estate acquisitions
- Procure and review Environmental Phase 1 and 2 site assessments
Owner's Oversight and Project Management
- Coordinate and review work of external consultants
- Oversee engineering and construction projects from conception to completion
Capital Improvement Projects
- Provide guidance during engineering and construction phases
- Review construction plans for technical accuracy, cost-effectiveness, and sustainability
Real Estate Development Support
- Collaborate with development partners on technical aspects of projects
- Monitor construction quality, adherence to plans, specifications, schedule, and budget
Stakeholder Collaboration
- Act as a technical resource across the real estate platform
- Provide strategic insights and recommendations on engineering-related matters
Risk Management and Compliance
- Support and contribute to risk management policies and procedures
- Maintain knowledge of relevant guidelines, codes, and regulations
WHAT YOU WILL BRING:
- Bachelor's degree in civil, structural, or mechanical engineering, architecture, construction management, environmental science, or related field
- 10+ years of experience in engineering, architecture, construction management, or environmental field, preferably within real estate
- Licensed Professional Engineer or Architect (highly desirable)
- Proven track record in managing engineering and real estate projects
- Strong analytical and problem-solving skills
- Excellent communication skills, both verbal and written
- Proficiency in cost/benefit and budget analysis
- Familiarity with A&E best practices
- Ability to analyze and understand construction contracts and vendor agreements
