About the Role

The Business Development Manager (BDM) owns the growth engine — generating pipeline, winning new clients, and expanding VOK's footprint across QSR, retail and commercial. The role spans the full cycle from lead generation and relationship building to proposal strategy and deal close, working closely with leadership to position VOK as the GC of choice with franchisors, retail clients, developers, and multi-unit operators across Canada and beyond.

Responsibilities
  • Own the end-to-end business development cycle — prospecting, qualifying, pitching, and closing new construction and fit-out opportunities across QSR, commercial, and residential markets.
  • Build and manage a qualified pipeline, tracking leads, opportunities, and conversion metrics through a structured CRM and reporting dashboards.
  • Develop and maintain relationships with franchisors, developers, multi-unit operators, brokers, and key decision-makers, positioning VOK as a trusted general contracting partner.
  • Lead proposal and bid strategy in coordination with estimating and operations teams, ensuring submissions are competitive, compliant, and aligned with VOK's capabilities and margins.
  • Identify and evaluate new market segments and geographies for expansion, building the case for entry with data and a clear go-to-market approach.
  • Represent VOK at industry events, trade associations, and networking forums to build brand presence and source opportunities.
  • Negotiate commercial terms, scopes, and contract structures in collaboration with leadership and legal, balancing growth with risk.
  • Maintain accurate forecasting and reporting on pipeline health, win rates, and revenue targets through structured dashboards.
  • Work cross-functionally with Operations, Finance, and Marketing to ensure a seamless handoff from won work to project execution and a consistent client experience.
  • Gather and feed back market intelligence — competitor activity, pricing trends, and client needs — to sharpen VOK's positioning and service offering.
Qualifications
  • Degree or diploma in Construction Management, Civil Engineering, Business, Marketing, or a related field.
  • A background or working knowledge of the construction and fit-out industry is highly preferred.
  • Familiarity with CRM and pipeline tools (Salesforce, HubSpot, Monday.com, or equivalent) is an asset.
Required Skills
  • At least 5 years of business development, sales, or client-facing experience, with a proven track record of generating pipeline and closing deals, ideally in construction, fit-out, or a related B2B environment.
  • Demonstrated ability to build and convert a sales pipeline, with a results-oriented, target-driven approach.
  • Strong commercial acumen — able to read a market, structure a deal, and protect margin.
  • Excellent relationship-building skills, with an established or quickly buildable network among franchisors, developers, or multi-unit operators (an existing book of contacts is a strong asset).
  • Confident negotiator able to influence and align stakeholders across multiple business functions.
  • Familiarity with construction contract structures (CCDC or equivalent) and the bid/proposal process.
  • Strong communication and presentation skills, capable of delivering compelling pitches and clear, structured reporting.
  • Fluent in English — written, spoken, and comprehension. Ability to communicate and prepare structured documentation in English is mandatory.
  • Comfortable working in a startup culture, fast-paced, target-driven environment, with the ability to adapt to shifting priorities and self-direct.
  • Proactive, entrepreneurial mindset with a strong focus on growth and technology adoption.
  • Valid driver's license and flexibility to travel for client meetings and site visits as required.
