Job summary

GDI Ainsworth is seeking a Building Operator to manage daily operations, maintenance, and performance of building systems. You will perform preventative maintenance, coordinate contractors, and respond to issues while ensuring safety and comfort for occupants.

The role requires maintaining HVAC, BAS/BMS, electrical, plumbing, and building systems, using CMMS Maximo, and supporting continuous improvement. Shift is 8:00 to 16:30, Mon–Fri, in Surrey, Canada.

Qualifications

• Proven experience in building operations, facility maintenance, or a related field.
• Strong knowledge of building systems, including HVAC, mechanical, electrical, plumbing, and BAS/BMS.
• Experience using CMMS, such as Maximo.
• Basic handyman, troubleshooting, and repair skills.
• Strong computer skills with ability to maintain records and documentation.
• Ability to read and interpret technical manuals, drawings, and specifications.
• Excellent organizational, communication, and problem-solving skills.
• Valid driver's license with a clean driving abstract.
• Must possess personal hand tools and cordless tools.
• Ability to participate in after-hours and emergency response activities as required.

Responsibilities

• Perform daily, weekly, monthly, and annual preventative maintenance on building systems and equipment.
• Identify, troubleshoot, and coordinate corrective maintenance, repairs, and equipment replacements.
• Respond to emergency service calls and supervise contractors and tradespersons as required.
• Monitor and maintain HVAC, mechanical, electrical, plumbing, and BAS/BMS systems.
• Report deficiencies and operational concerns affecting building safety, comfort, or performance.
• Maintain clean, organized mechanical rooms, storage areas, and facility spaces.
• Manage inventory levels of spare parts, tools, and equipment.
• Assist in developing and updating site documentation, procedures, and manuals.
• Utilize CMMS (Maximo) to track work orders and maintenance activities.
• Cross-train and maintain proficiency in building systems.
