Job summary

EXP Services Inc. in New Brunswick seeks a Building Science and Specifications Specialist to support our NB architectural practice on new construction, renovation, and existing-building projects from the Fredericton, Moncton, or Saint John offices.

You will lead envelope design reviews, develop architectural specifications, mentor developing staff, and coordinate with architects, engineers and clients to ensure high-quality project delivery and strong client relationships across the region.

Qualifications

• Seven or more years in building science, building-envelope consulting, architectural technology, or related field.
• Licensed architect, professional engineer, or technologist, or equivalent senior-level experience.
• Knowledge of building-envelope systems, materials, interfaces, control layers, and rehabilitation approaches.
• Experience coordinating architectural specifications using MasterFormat and SectionFormat.
• Experience with envelope design for new construction and existing buildings.

Responsibilities

• Lead and participate in building-envelope design reviews from schematic through construction documents.
• Advise project teams on exterior walls, roofs, glazing, curtain wall, waterproofing, and below-grade assemblies.
• Develop and review project-specific architectural specifications for envelope systems.
• Maintain and improve master specifications, office standards, and workflows.
• Coordinate specifications with drawings, consultant documents, requirements, procurement methods, and client standards.
• Support construction administration with envelope submittals, RFIs, mock-ups, and site reviews.
• Prepare technical reports and drawings for repair and rehabilitation projects.
• Provide technical guidance to clients and project teams and mentor staff.
• Contribute to proposals, project scoping, and client presentations.
• Travel to project sites across New Brunswick and Atlantic Canada.

Building Science and Specifications Specialist

Your work environment at EXP

Based in our Fredericton, Moncton, or Saint John office, you will support EXP’s New Brunswick architectural practice on new construction, renovation, and existing-building projects. The role combines building-envelope design, architectural specification development and management, technical quality reviews, construction-phase support, and on-site assessments.

As a senior technical resource, you will collaborate with architects, engineers, technologists, contract administrators, and project managers across New Brunswick. You will provide technical leadership, mentor developing staff, strengthen office standards, and support effective project delivery and client relationships.

What a day at EXP has in store for you

• Lead and participate in building-envelope design reviews from schematic design through construction documentation.
• Advise project teams on exterior wall, roof, glazing, curtain wall, waterproofing, and below-grade assemblies.
• Support the development and coordination of envelope details and the continuity of water, air, vapour, and thermal-control layers.
• Develop and review project-specific architectural specifications, with particular responsibility for building-envelope systems.
• Maintain and improve architectural master specifications, office standards, technical guidance, and specification workflows.
• Coordinate architectural specifications with drawings, consultant documents, project requirements, procurement methods, and client standards.
• Participate in interdisciplinary technical and drawing-to-specification quality reviews before major submissions.
• Support construction administration through review of envelope-related submittals, shop drawings, substitutions, RFIs, mock-ups, field testing, deficiencies, and corrective work.
• Conduct building-envelope investigations, condition assessments, performance audits, and site reviews for existing buildings.
• Prepare clear technical reports, recommendations, drawings, and specifications for repair and rehabilitation projects.
• Review technical reports and documentation prepared by developing staff.
• Provide technical guidance to clients and project teams and mentor architects, interns, engineers, and technologists.
• Contribute to technical proposals, project scoping, work planning, and client presentations.
• Travel to project sites throughout New Brunswick and elsewhere in Atlantic Canada, as required.

What your experience looks like

• Seven or more years of progressively responsible experience in building science, building-envelope consulting, architectural technology, architecture, engineering, or a related field.
• Licensed architect, professional engineer, registered or certified technologist, or equivalent senior-level building-science and construction-documentation experience.
• Demonstrated knowledge of building-envelope systems, materials, interfaces, control layers, failure mechanisms, and rehabilitation approaches.
• Demonstrated experience preparing or coordinating architectural specifications using MasterFormat and SectionFormat principles.
• Experience reviewing architectural drawings, technical details, specifications, submittals, shop drawings, substitutions, and RFIs.
• Experience with new-construction envelope design and existing-building condition assessments.
• Working knowledge of Canadian building and energy codes and applicable standards.
• Experience with institutional and public-sector projects is preferred.
• Experience with specification-authoring software and management of master specification content is preferred.
• CSC specification education or certification, building-envelope commissioning credentials, LEED accreditation, or related building-science credentials are assets.
• Strong technical writing, organization, communication, and client-service skills.
• Ability to manage competing priorities, provide constructive technical direction, and work effectively across multiple offices and project teams.
