The Opportunity : The Building Operator, Level 2, is an intermediate-level building operator providing operational and technical support as part of a building operations team in Toronto. The Building Operator, Level 2, may operate a building of moderate size and complexity regarding systems and tenant demands. The primary goal is to ensure the safe, environmentally responsible, and efficient management and maintenance of the assigned building(s).

What you will do :

  • Perform testing, inspections, and maintain documentation on building conditions, drawings, etc.
  • Collaborate with contractors to complete repairs, obtain pricing, and manage maintenance service agreements.
  • Act as a liaison with contractors for construction projects.
  • Maintain climate/environmental control systems (BAS) and other mechanical systems.
  • Participate in on-call rotations covering all buildings in the portfolio.
  • Work collaboratively with the operations team.
  • Oversee preventative maintenance and repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems.
  • Perform general maintenance tasks, including housekeeping such as sweeping, litter pickup, shoveling, and pressure washing.
  • Assist with environmental assessments, indoor air quality audits, and related reporting/studies.
  • Participate in occupational health and safety programs.
  • Assist with waste, recycling, and hazardous materials management.
  • Monitor computerized control systems.
  • Respond to tenant service requests, ensuring excellent customer service.
  • Assist with insurance and risk management inspections, remedial actions, and reporting.
  • Stay current with industry practices, legislative changes, and new technologies.
  • Perform other assigned duties.

Who You Are :

  • Technical Qualifications: Class 5 power engineering ticket, at least 3 years of relevant experience in commercial building operations, a valid driver’s license, and intermediate skills in Microsoft Office.
  • Communication & Relationship Skills: Effective and professional communication, self-motivated, and committed to growth and integrity.
  • Time Management & Working Environment: Ability to manage deadlines, work under pressure, handle multiple demands, adapt to changes, and work in challenging conditions, including after-hours emergencies.
  • Organizational & Leadership Skills: Maintain accurate records and demonstrate sound administrative skills.
  • Decision-Making Skills: Use facts and reasoning to resolve problems and achieve goals.
  • Police Clearance: A criminal verification check is required for employment.
