Job summary

Black & McDonald is seeking a Building Operator in Ottawa to ensure safe, efficient facility operation and reliable maintenance of BAS and HVAC systems. You will diagnose issues, coordinate with maintenance teams, and keep precise logs while supporting water treatment and life-safety tasks.

Ideal candidates hold the relevant engineer certificate, have 2+ years of facilities experience, and can obtain a Reliability Clearance.

Qualifications

• 4th or 3rd Class Operating Engineer certificate is mandatory, with BAS and HVAC experience.
• Building Operator with 2 years of facilities maintenance and operations experience.
• Ability to obtain and maintain Reliability Clearance (Canadian citizen or permanent resident).

Responsibilities

• The design and implementation of custom control applications.
• Troubleshoot BAS programming and provide BAS support network.
• Perform shift tours and log readings.
• Start-up/shut down major building equipment and water treatment duties.
• Maintenance of AHU, heat pumps, pumps and related systems.
• Ensure safety, compliance, and diagnostic operations.

Black & McDonald’s Facility Management & Operations team is growing! We are building an anticipatory pool of qualified professionals to support future opportunities. The Building Operator position is a unionized position and typically reports directly to the Contract Manager. Their primary focus is safe and efficient operation of the facility, ensuring availability of supplies for maintenance of system equipment, and diagnosing trouble calls and developing action to be taken.

Responsibilities include but are not limited to:

• The design and implementation of custom control applications
• Troubleshoot BAS programming
• Provide BAS support network support as required
• Perform shift tours and log readings
• Start-up/shut down major building equipment
• All water treatment duties
• Diesel, fire alarm, life safety tests
• Air balancing
• AHU maintenance and alignment
• Heat pump servicing and trouble shooting
• Alignment of pumps and couplings
• Minor repairs to pneumatic equipment
• All aspects of the heating ventilation and air conditioning systems

EDUCATION REQUIREMENTS

• 4th or 3rd Class Operating Engineer certificate is mandatory, with extensive experience in BAS and HVAC systems.

WORK EXPERIENCE REQUIREMENTS

• Building Operator with 2 years’ facilities maintenance and operations experience.
• Strong technical capabilities in building systems and equipment.
• Heating & cooling systems, safety & compliance, and diagnostic tools knowledge.
• Basic HVAC and plumbing skills.

SKILLS, ABILITIES, AND OTHER REQUIREMENTS

• Excellent customer service skills in ensuring client requests are responded to professionally and promptly.
• Bilingual English-French is an asset.
• Must be able to work in confined spaces and/or working at heights.
• Bending and lifting (under 30kg) required.
• Valid driver’s license is required.
• Must obtain and maintain a valid Reliability Clearance (Canadian Citizen or Permanent Resident of 5 years).

This position’s wage rate follows the 787 Union Agreement schedule.
