About the Role:

As a CBRE Building Operator, you will be responsible for maintaining small to medium-sized buildings, building systems, and equipment.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

What You’ll Do:

1. Performs daily rounds and log readings
2. Reviews and completes daily entries into engineer's log; investigates any issues
3. Completes preventative/demand maintenance tasks and inputs histories into Computerized Maintenance Management System (CMMS) as needed; reports required changes to supervisor
4. Starts-up/shutdowns building infrastructure equipment
5. Ensures maximum energy efficiency, inspects/operates/maintains and repairs mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.)
6. Performs repairs such as: replace washers/faucets, clear sinks, toilets and drains, clear grease traps/sumps, re-pack valves, replace pumps/motors, reset breakers, repair pipe systems, etc.
7. Maintains fan/air handling units which may include greasing of bearings, replacement of filters, belt inspections and replacements
8. Conducts water treatment tests
9. Conducts generator tests
10. Troubleshoots/repairs all building infrastructure equipment
11. Escalates unusual events, occurrences or unsafe conditions to supervisor
12. Responds to tenant requests and emergencies
13. Oversees work of contractors/external service providers to ensure adherence to contract specifics and company/industry standards
14. Participates in meetings as required
15. Pump teardown/minor repairs/alignment
16. Performs general building maintenance/repairs (i.e., painting, drywall, grounds maintenance)
17. Assists other classifications/trades as required
18. Other duties as assigned
