Job summary

Black & McDonald Limited is seeking a Building Operator to join our Facilities Maintenance team in the Greater Toronto Area. You will conduct routine inspections, perform preventive maintenance, and ensure safe operation of boilers, chillers and electrical systems.

Ideal candidates have BES certification or a trade license and 1–3 years’ experience in building operations, with a focus on energy efficiency and customer service. On-site work and travel to multiple sites are expected.

Qualifications

• Knowledge of HVAC, plumbing, electrical systems and BAS.
• BES 1 and/or BES 2 certification or equivalent trade license.
• 1–3 years of facilities maintenance and operations experience.

Responsibilities

• Conduct routine property and site inspections and perform maintenance on sites in and around the GTA.
• Inspect, operate, maintain and repair boilers, HVAC equipment, pumps, generators and life safety systems.
• Monitor electrical distribution and building automation systems; respond to alarms.
• Perform minor repairs and ensure energy efficiency and safety compliance.

• Conduct routine property and site inspections and perform maintenance as required on various sites in and around the Greater Toronto Area.
• Complete preventive/demand maintenance tasks (chemical treatment maintenance, filter changes, belt replacement, lubrications, cleaning of utility rooms, maintenance of fire prevention systems, testing and inspecting equipment).
• Inspect, operate, maintain and repair boilers, chillers, HVAC equipment, pumps, generators, uninterruptible power supplies, life safety system, etc.
• Monitor electrical power distribution system, building automation system, and respond to alarms expeditiously and methodically.
• Perform minor repairs: replace washers/faucets; clear sinks toilets and drains; replace pumps/motors; reset breakers, etc.
• Ensure maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.).
• Ensure all equipment are operated in a safe and efficient manner and in compliance with all applicable government codes and regulations.

Education Requirements

Skills, Abilities, And Other Requirements

• Due to many mandatory vaccination requirements at client projects / facilities, in order to provide substantial employment by ensuring compliance with our clients mandates, the successful candidate will be required to validate full vaccination prior to hire.
• Ability to work independently, travelling to various sites in the GTA.
• Excellent customer service skills in ensuring client requests are responded to professionally and promptly.
• Must be able to work in confined spaces and/or working at heights.
• Bending and lifting (under 30kg) required.
• Valid driver’s license is required, with a clean driver’s abstract.
• Must obtain and maintain necessary security clearance.

The expected salary range for this role is determined in accordance with the union collective agreement
