Managing a diverse portfolio that includes high-rise and mid-rise buildings, they are dedicated to creating safe, efficient, and well-maintained environments for tenants and residents.

Position Summary :

The Building Operator will be responsible for overseeing building operations and maintenance activities across multiple properties, including a high-rise commercial tower and additional properties. This is a hands-on leadership role that includes direct supervision of two maintenance technicians, coordination of daily repairs, preventative maintenance, vendor management, and ensuring compliance with safety standards. The ideal candidate is forward-thinking, highly organized, and excels in scheduling and follow-up.

Key Responsibilities :

  1. Supervise and support two Maintenance Technicians in daily operations.
  2. Perform hands-on preventative and reactive maintenance tasks across all assigned buildings.
  3. Develop and manage maintenance schedules on daily, weekly, and monthly basis.
  4. Conduct regular inspections of mechanical systems, common areas, and life safety systems.
  5. Prioritize and respond to service requests promptly.
  6. Liaise with external contractors and vendors for repairs and specialized services.
  7. Maintain detailed records of maintenance activities, inspections, and repairs.
  8. Ensure all work complies with applicable codes, safety regulations, and company standards.
  9. Identify and address maintenance issues proactively.
  10. Participate in budget planning related to maintenance and capital expenditures.

Qualifications :

  • Minimum 5 years of experience in building operations, maintenance, or facilities management.
  • Strong mechanical aptitude and familiarity with HVAC, plumbing, electrical, and fire safety systems.
  • Level 5 Power Engineer certification is required.
  • Strong critical thinking skills.
  • Leadership or supervisory experience.
  • Excellent scheduling, time management, and organizational skills.
  • Proficiency in work order systems and maintenance software (Yardi, Angus, etc.) is an asset.
  • Strong communication and follow-up skills.
  • Ability to anticipate issues and think proactively.
  • Valid driver’s license and access to a reliable vehicle may be required.
