Located in Richmond, British Columbia, Rosewood Manor is a non-profit, intermediate care home dedicated to providing 24-hour nursing care and supervision to 151 residents, with an additional 5 private beds. Position Overview:

The Building Operations Manager is responsible for the efficiency and effectiveness of maintenance service operations according to facility requirements, policies, and objectives. The Building Operations Manager coordinates safety and security programs within the care home. This position supervises designated staff and performs administrative duties, as well as performs skilled journeyman work to the building, grounds, and equipment, such as carpentry, electrical, mechanical, plumbing, and painting.

Responsibilities:
  • Develops and implements departmental goals and operational strategies aligned with Rosewood Manor’s priorities and facility assessments.
  • Reviews and enhances operational processes to improve efficiency, safety, and service delivery.
  • Assists in preparing and managing maintenance operating and capital budgets, monitoring expenditures, and addressing variances.
  • Oversees recruitment, mentorship, and professional development of staff, ensuring compliance with union agreements.
  • Supervises and assigns duties to staff, conducts performance evaluations, and participates in labour relations activities.
  • Ensures preventive, predictive, and responsive maintenance services, applying risk mitigation strategies for equipment and facility repairs.
  • Manages external service providers, negotiates contracts, and oversees specialized maintenance and renovation projects.
  • Leads construction, renovation, and maintenance projects, coordinating with staff, consultants, and contractors to minimize facility disruptions.
  • Ensures compliance with federal, provincial, and municipal regulations for building operations and safety.
  • Oversees security and fire prevention programs, including access control, video surveillance, and fire drills.
  • Develops and implements business continuity and capital infrastructure renewal plans in collaboration with leadership.
  • Promotes energy conservation, environmental sustainability, and adherence to health and safety regulations.
  • Conducts building inspections, identifies hazards, and ensures timely mitigation of risks.
  • Maintains knowledge of relevant legislation, policies, collective agreements, and industry standards.
  • Pursues ongoing professional development through courses, workshops, and training programs.
Qualifications:
  • Completion of secondary school diploma.
  • 3 – 5 years of recent, related experience, including at least two years in a supervisory role.
  • An equivalent combination of education, training, and experience may be considered.
  • Certificate of Apprenticeship or a Trades Qualification Certificate as a Journeyman.
  • Certification in one of the following trades recognized by the Province of B.C.: Carpenter, Plasterer, Refrigeration Mechanic, Machinist, Plumber, Fitter, or Welder.
  • Working knowledge of the Building Services Trade.
  • Familiarity with WorkSafeBC regulations and Fire Safety regulations.
  • Understanding of relevant Government Acts and Codes.
Compensation:

The position offers a competitive hourly wage of $36 – $39 CAD, based on experience and qualifications.
